Summary:
Under general supervision, supervises building, equipment and vehicle maintenance staff. Oversees the maintenance activities of facilities and systems. This position specializes in Supervising Journeymen in facility disciplines such as HVAC, Industrial Equipment, and Electrical trades.

Responsibilities:

Supervises and schedules maintenance staff. Maintains staff timecard adjustments, edits and approvals.

D evelops goals and priorities, assigns duties, projects and tasks to include Preventative Maintenance and Work Order assignments through CMMS software.

C ouncils, trains and coaches maintenance staff. Implements corrective actions and conducts performance evaluations. Provides leadership and guidance in processes and procedures. As a working Supervisor, participates in maintaining the physical structure of all building systems including HVAC, water, boiler plants, electrical, lighting, plumbing, critical equipment monitoring, ground structure and security.

P erforms the duties and responsibilities of their specific trade. Investigates problems, formulates solutions, and communicates those solutions to internal customers and management. Conducts Job Hazard Analysis and Code requirement research and provides documentation requirements for equipment updates and preventative maintenance scheduling.

I n consultation with Maintenance Supervisor and Department Manager, develops goals and priorities. Develops staff skills and executes training plans. Recommends solutions to ensure uninterrupted utilities and life support systems for safe and efficient healthcare operations.

P rovides technical support to work unit for engineering/operations/maintenance issues. Requests bids and creates contracts for special project work within the incumbent’s trade purview. Functions as technical liaison between skilled craftsmen and equipment/service providers and contractors.

P erforms other duties as assigned or required.

KNOWLEDGE and SKILLS

K nowledge of national and local building codes and safety standards.

K nowledge of heating, ventilation, air conditioning, electrical, plumbing and carpentry trade maintenance procedures.

S kill in effectively managing staff, and delegating tasks and authority.

S kill in assessing and prioritizing multiple tasks, projects and demands.

S kill in the use of tools, materials, and equipment used in facility maintenance.

S kill in establishing and maintaining effective working relations with co-workers.

M INIMUM EDUCATION QUALIFICATION

C ompletion of a formal apprenticeship program typically requiring a combination of 6000 - 8000 hours (depending on which trade) of education, practice, and/or on-the-job training and leading to a journey- level designation. An equivalent amount of education, training, and/or experience may be substituted for the apprenticeship program.

M INIMUM EXPERIENCE QUALIFICATION

N on-supervisory – Five (5) years of skilled craft work experience. An equivalent combination of relevant education and/or training may be substituted for experience.

M INIMUM LICENSE REQUIREMENTS

A DDITIONAL REQUIREMENTS

M ay be required to possess an Alaska driver’s license with a clean driving record.

D epending on the needs of the organization, some incumbents in this job class may be required to obtain additional certifications or training in one or more specialty areas.

M ust be available for night (off-hour) work and weekends when projects need to occur outside of normal business hours.

M ust be able to perform and pass a Fitness Test for this Position, and also retest if Management decides it is necessary.
