MAINTENANCE TECHNICIAN
JOB SUMMARY
This is skilled manual work of more than ordinary difficulty. Work requires the performance of a wide variety of miscellaneous mechanical and building trade tasks in the maintenance or repair of buildings and equipment and simple construction tasks. Although the work frequently requires the use of journeymen’s tools for operations in several of the recognized craft fields, the skill re-quired in any one field is almost always less than would be required of a journeyman. Work is often performed without close supervision, but is subject to inspection upon completion. Incum-bent may develop his own assignments by inspection.

DUTIES AND RESPONSIBILITIES
Inspects buildings, fixtures, machines, and other structural and/or mechanical units, noting need for repair; performs minor maintenance.
Changes, washes, and cuts filters for air conditioners; checks for bad bearings; repairs, hangs, and installs window hardware and coverings; installs restroom accessories.
Replaces glass, screens, locks, and door closures; repairs chairs, doors, water faucets, and cabinet doors.
Assists and participates in the repair and preventive maintenance of electric motors, switches, compressors, water lines, and related equipment.
Installs plumbing ducts, pipes, and fixtures; checks and tests meters, relays, and heating and air conditioning equipment.
Assists electricians in maintaining and repairing electrical wiring and apparatus.
Repairs ceiling and floor tile; patches wall coverings; paints walls as needed; pressure washes external walls.
Moves furniture and equipment; transports boxed files to storage; organizes and cleans storage facilities.
Maintains gutters and roof tiles of buildings; corrects drain or pipe problems; maintains blacktop on parking lots.
Does general landscaping as assigned to include trimming trees; tree removal; hauling away trash or debris.
Performs other duties as assigned.
KNOWLEDGE, ABILITY, AND SKILLS
Considerable knowledge of the methods, practice, tools, equipment, and materials used in a vari-ety of building and mechanical tools.
Some knowledge of the occupational hazards in the use of power tools and equipment, and of necessary safety precautions.
Ability to understand and follow oral and written instructions.
Ability to diagnosis malfunctions and defects in mechanical and similar equipment and to deter-mine adequate corrective measures.
TYPICAL PHYSICAL DEMANDS
Prolonged standing and walking, repeated bending, squatting, stooping, climbing ladders, scaf-folding of up to 100 feet. May be exposed to hazards from use of electrical, electronic, mechani-cal and power equipment, toxic chemicals and gases. May require lifting of up to 100 pounds. Requires manual dexterity to operate keyboards or repair delicate wiring components. Requires ability to work under high stress emergency situations or among patients with serious illness or communicable diseases. Requires absence of respiratory illnesses for working around toxic chemical solutions.
TYPICAL WORKING CONDITIONS
On-site work area environment. Frequent exposure to mechanical and electrical hazards. Occasional evening or weekend work. Works in conditions of heat, cold, wetness, dust, rain, and snow.
