What are the responsibilities and job description for the Maintenance Technician position at Alexandria Real Estate Equities, Inc.?
We are in search of an experienced Maintenance Technician for a position assigned to a first class, Biotech facility at a flagship Alexandria property. This individual will be responsible for maintaining the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services while maintaining positive tenant relations in accordance with the Company's established operational and safety procedures.
Essential Duties and Responsibilities:
- Perform preventive maintenance on air handling units, roof top units, exhaust fans, cooling towers, unit heaters, pumps, hot water boilers, steam boilers, water softeners, RO/DI system, BAS (Siemens) emergency generator operation, life safety-fire panel and electrical background.
- Check and change light bulbs/lamps, replace Sloan valve fittings, patch and paint, pick up trash around the properties, sweep and mop mechanical rooms, penthouses, chiller plant and electrical/data closets.
- Required to professionally represent the Company as the on-site representative and secondary contact for the tenants of the facility.
- Reading, understanding, and working with applicable Standard Operating Procedures.
- Completion of various types of documentation and required reports, including logbooks, work orders, etc.
- Act as a team player in a diverse environment and be eager to learn the operation and maintenance of a Class A biotech facility.
Qualifications and Experience:
- Minimum 5 years of related experience required.
- Biotech facility experience desired.
- Availability to be on call every 7 weeks for a whole week and be available when an emergency arrives to come in and help the team (overtime compensation will be offered).
- Required to climb a ladder, lift/move up to 15 lbs. unassisted, some manual dexterity to hold and use hand tools.
- Responsible individual who is looking to learn and grow in the field of building engineering.
- Must possess a willingness to assist with all phases of building maintenance and operations.
