What are the responsibilities and job description for the HVAC Technician position at Maintenance/Operations?
GENERAL DEFINITION AND CONDITIONS OF WORK
Primarily responsible for performing complex work in the maintenance and repair of: heating, ventilation, air conditioning and refrigeration systems, their controls, and kitchen equipment in all School Board buildings. Position requires ability to make independent decisions. Work is performed from standing instructions and written work orders. Employee plans own work and coordinates with others as necessary under general supervision. Oversees apprentice helpers.
ESSENTIAL FUNCTIONS/TYPICAL TASKS
The minimum performance expectations include, but are not limited to, the following functions/tasks:
- Maintain and repair HVAC/R systems on a commercial level;
- Set up and maintain the software for Andover, Johnson Control, and Automated Logic D.D.C. Control Systems; monitor building automation systems;
- Operate, adjust, troubleshoot and repair computer driven digital, pneumatic and electrical control systems;
- Operate, adjust, troubleshoot and repair centrifugal and reciprocating cooling plants and support equipment and control systems;
- Perform related electrical work;
- Schedule and perform PM (preventative maintenance) on HVAC/R equipment;
- Maintain and repair commercial kitchen equipment to include stoves, freezers, ice makers, refrigerators and other equipment;
- Troubleshoot HVAC/R equipment failures, including: motors, compressors, fans, bearings, pneumatic thermostats, water leaks, cooling towers, energy management controls, etc;
- Troubleshoot connections, relays, circuit boards, meters, regulators, certain electronic components, etc;
- Communicate openly and effectively with students, parents, community patrons, staff and Division administration as a positive representative of Culpeper County Public School system;
- Other duties as directed by the Director of Maintenance.
KNOWLEDGE, SKILLS AND ABILITIES
Thorough knowledge of HVAC/R application and its peripheral disciplines, principles, tools, equipment, codes and regulations. Familiar with micro-processors and building automation systems. Knowledge of electrical and plumbing applications and principles. Knowledge of School Board and departmental policies. Knowledge of National and County mechanical, electrical, plumbing and building codes.
Knowledge of safe working techniques. Skills/ability required to read, interpret and apply building plans and equipment diagrams and schematics. Skills/ability to operate complex equipment or perform complex assignments usually requiring considerable training or experience. Skills in the safe use of hand tools and power equipment used in building maintenance work. Ability to keep records, purchase supplies and parts, ability to work independently in performing maintenance and repairs on buildings and their mechanical systems, and ability and willingness to follow and give written and oral instructions and to maintain good working relationships with all employees and the public. Ability and willingness to work overtime when needed and be part of a possible rotating weekend check team.
EDUCATION AND EXPERIENCE
Thorough knowledge of electricity and general repair work gained through a combination of vocation training and considerable experience in HVAC/R maintenance work. Candidate with Mechanical Journeyman or Master License preferred. Must possess a Certificate of completion of an approved HVAC/R training course, certification in all levels of refrigerant handling, a valid Virginia Driver’s License (with positive points). Other qualifications may be accepted in lieu of any of the above.
PHYSICAL DEMANDS/REQUIREMENTS
Sufficient physical stamina for lifting and carrying heavy objects and climbing required. Hazards include working with high voltage power, high pressure gases and working from heights. Work can be in confined spaces or outside during inclement weather. Timely and regular attendance is an expectation of performance for all CCPS employees. To ensure adequate staffing, positive employee morale, and to meet expected productivity standards throughout the organization, employees will be held accountable for adhering to their workplace schedule.
