JOB TITLE : Maintenance Program Manager
REPORTS TO : Director Operations
SUMMARY : Responsible for managing and controlling the preventative, predictive maintenance of plant machinery, mechanical, electrical and instrumentation equipment. Working alongside the Facility Managers, the MPM will be responsible for developing, implementing, and overseeing a comprehensive maintenance program for our data center facilities. This role involves managing maintenance activities, ensuring compliance with industry standards, and coordinating with various teams to minimize downtime and ensure our maintenance program is executed in compliance within the guidelines of the Aligned Runbook. The ideal candidate will have extensive experience in maintenance management, CMMS management, contract negotiations, and Vendor management within the data center or related industries, coupled with strong leadership and organizational skills.
DUTIES AND RESPONSIBILITIES :
- Design and implement a proactive maintenance program that includes preventive, predictive, and corrective maintenance strategies to ensure optimal performance of all facility systems.
- Manage and mentor a team of maintenance technicians and support staff, fostering a culture of safety, accountability, and continuous improvement.
- Coordinate with Facility Manager(s) and Site Director(s) to schedule maintenance and project work.
- Develop and manage the preventative maintenance calendar for the facility(s).
- Oversee relationships with external vendors and contractors, negotiating contracts, and ensuring that services meet company standards and compliance requirements.
- Establish and enforce contracts to support the MEP infrastructure and validate contractual agreements are being followed.
- Coordinates the scheduling, development and supports preventive maintenance, contracted maintenance, and general maintenance.
- Review Vendor reports and inspection records to identify faulty equipment. Providing the necessary documents to the FM / Dir.
- Perform QA / QC of all maintenance.
- Maintain detailed records of maintenance activities, equipment performance, and compliance reports. Provide regular updates to senior management on program performance and initiatives.
- Facilitate and manage new assets from internal projects for Operations in conjunction with Service Delivery.
- Ensure conformance with all change control development, approvals, and execution.
- Review and approve change requests, MOPs, SOPs, and EOPs submitted by vendors for all Preventative Maintenance, then pass on to FM for final approval.
- Alongside the FM, evaluate, assign, and monitor the maintenance efforts of in-house PMs and contractor PMs.
- Continuous evaluation of all building systems to ensure efficient operations.
- MPM will assist in client-based audits and internal audits for the facility(s). Preparing all necessary documentation and scheduling with onsite staff.
- Assist in developing, managing, and forecasting OPEX and CAPEX budget for the facility(s).
- Enforce safe work responsibilities and safety procedures capabilities of critical facilities employees and contractors.
- Key stakeholder in evaluating Aligned’s processes to ensure continuous improvement and innovation.
- Perform other duties necessary to accomplish objectives.
