Job Description:

As the Director of Operations, you will oversee the operations for the 32 All Aboard Storage locations. This position includes supervising the four District Supervisors that manage the staff at each location. This position will be focused on ensuring that each location is meeting their sales goals, meeting their monthly budgets, and meeting their audit goals. You will be contacted by District Supervisor concerning customer service issues, emergencies, training, and operations assistance.

Due to the various range of duties performed, the position requires the ability to work both individually and collaboratively.

Employee Schedule:

This position will have an office located at 5111 S. Ridgewood Ave., Suite 201, Port Orange, FL 32127.

This position will also be traveling to different storage locations throughout the month.

The hours of operation are Mondays to Fridays from 8 AM to 5 PM with a flexible schedule that would allow a one-hour lunch break at any time during the day, or leaving early if a full hour break was not taken. Our offices are closed on weekends and major holidays, however, The Director of Operations will be the first point of contact in the event of an emergency.

Primary Responsibilities:

There are three main aspects of the Director of Operation position: employee supervision, customer service assistance, and internal operations.

1. Employee Supervision: This position will be supervising the District Supervisors. We currently have four District Supervisors and they oversee the Manager and Assistant Manager at each property. This position will be overseeing the store's performance per standard operating procedure, sales goals, and budget.

✓ Overseeing the District Supervisors that manage each storage location in the assigned district

✓ Approving employees’ time cards and assisting with employee schedules

✓ Defusing any employee conflicts and maintaining a harmonious work atmosphere

✓ Training new hires on software, company guidelines, and standard operating procedures

✓ Conduct ongoing training to enhance the development of existing personnel

✓ Assisting in the interview process as needed

✓ Approving legal paperwork for our auction process

✓ Overseeing the auction process for all locations

✓ Ensuring the District Supervisors are performing their monthly audits on each of their individual locations

✓ Overseeing the quarterly audits for all storage locations

✓ Ensuring the District Supervisors present employees’ performance reviews quarterly

✓ Providing training and coaching as needed

✓ Documenting disciplinary reviews as needed

✓ Meeting with the District Supervisors one-on-one and in team meetings

2. Customer Service: Supporting the provision of exceptional customer service.

✓ Assisting the storage staff members with customer interactions; enacting problem-solving and resolution

skills when dealing with difficult tenant situations

✓ Providing a support system for our staff when an error occurred or when items need to be fixed in our

software system

✓ Coordinating with vendors such as lawn care, electricians, HVAC, etc.

✓ Managing emergency situations that arise at storage locations

✓ Managing our employee phone scripts and making improvements as needed

3. Internal Operations: Facilitating company values and growth.

✓ Communicating in weekly phone calls and meetings with the corporate office staff

✓ Updating storage staff on any company changes

✓ Continuous improvement of our company standard operating procedures

✓ Assisting with setting up a new store location or assisting with takeover transitions when the company acquires a new property

✓ Assisting with planning team-building activities among staff

✓ Coordinating and presenting at after-hours storage meetings

✓ Participating in strategic planning

✓ Attending yearly training seminars/storage conventions

✓ Reviewing software for updates and new software systems that could be implemented

✓ Visiting other storage competitors that are selling their business, potentially selling, or looking for

a management team.

✓ Overseeing communication between our company and the potential new location(s) All Aboard would be

Acquiring

✓ Reviewing data analytics with the marketing team to look for areas of improvement

Minimum Qualifications:

✓ 5 years of work experience in the storage industry, related field, or operations management

✓ 5 years of experience supervising staff; must be a people person

✓ Strong computer skills and strong knowledge of Microsoft Office/Google Drive

✓ Strong sales, negotiation, and overall communication skills

✓ Strong operational management skills
