What are the responsibilities and job description for the Construction Superintendent position at Allen Development Group?
Position Summary
The Construction Superintendent is responsible for coordinating all site construction activities and supervising all field personnel as required to successfully complete the project on schedule and within budget. Impeccable attention to detail is a must. The Superintendent is to represent, promote and protect the interests of Allen Development Group and other related parties in all matters. The Superintendent reports directly to the Construction Project Manager.
Duties and Responsibilities (Other Duties May Be Assigned)
- Coordinating and supervising all construction activities.
- Inspect subcontractors work in detail to insure the highest quality level of construction and compliance with quality control
- Maintain and enforce company's safety policies on all employees and subcontractors and encourage safe work practices.
- Assess progress and make changes as needed to meet deadlines.
- Prepare punch lists and ensure that each item on list is completed satisfactorily prior to inspection.
- Schedule third party and city inspections, as assigned by Project Manager, and develop a friendly rapport with inspectors and city officials.
- Assist Project Manager with bidding the project including the development of bid documents and estimates of material quantities needed.
- Maintain an inventory of supplies and inspect all on-site deliveries in a timely manner.
- Effectively communicate and continually manage project expectations to all vendors, sub-contractors, employees etc. and assist in the resolution of on-site issues.
- Order materials as directed by Project Manager.
- Develop and maintain a complete understanding of the project's plans and specifications.
- Assist Project Manager in directing the work of all onsite Allen Development Group workers.
- During the construction of buildings, the Superintendent is expected to work a minimum of 45 hours per week
- All vacation days must be approved in advance by Project Manager.
- Perform other duties as may be assigned.
Knowledge and Experience Required
- Education: High school diploma or equivalent. Bachelor's degree in construction or related field is preferred.
- Licenses or Certifications: Drivers
- Related Work Experience: 10-15 years
- Minimum of 10 years of construction experience, preferably in supervisory roles. Experience in high-end homebuilding is preferred.
- Must have good written and verbal communication skills. Must have good working knowledge of construction scheduling practices.

Compensation
- Salary Range (Annual): $65,000-$80,000
- Bonuses- Completion and Budget Based-Bonuses
- Vacation- 10 days per year, accrual begins immediately
- Holiday- 4 Days eligible after 60 days of employment
