Property Manager Job Description
Primary Responsibilities:
- Maintain reports relative to occupancy for circulation to property owners and/or their representatives on an ongoing basis.
- Monitor vacancies and rent loss statistics to ensure that vacant units are being re-rented as quickly as possible and that marketing plans are being followed. Conduct lease signing appointments with prospective applicants and ensure that new residents are educated on all lease terms.
- Conduct weekly physical inspections of managed properties to ensure that buildings are well maintained (clean, appealing and marketable). Ensure that vacant units are move-in ready.
- Troubleshoot and document tenant issues, providing guidance and support to help residents maintain a successful tenancy.
- Provide feedback to Director of Operations on problematic issues as needed. Assist with staff meetings and planning sessions.
- Supervise, train and support assigned staff to ensure they have the tools and methodology to be successful in their work. Complete staff evaluations that address performance concerns and recognize work well done, setting goals with clear performance expectations.
- Apply a working knowledge of YARDI property management software, reviewing site staff work and review summary reports to assist staff with checking the accuracy of their work, making corrections as needed.
- Attend resident and community meetings to maintain good communication with residents and properties’ neighbors.
- Responsible for reporting and monitoring the compliance requirements for all managed properties.
- Work directly with the Occupancy Specialist and Compliance Specialist to insure communities meet their compliance requirements for LIHTC, section 8, RD and HOME housing programs.
- Responsible for coordinating and reporting completion of housing program inspections conducted by state agencies, financial institutions and investors.
- Responsible for completing annual, quarterly, monthly compliance reports as requested.
- Review maximum income limits, rent limits, and utility allowances and coordinate annual rent adjustments.
- Prepare and submit annual certification reports to state and federal monitoring agencies.
- Provide tenant file compliance review of households.
- May be required to work nights and/or weekends providing support to the Director of Operations in the event of unforeseen emergency at managed sites.
Qualifications, Knowledge and Skills Requirement
- Minimum of three (3) years of property management (or relevant) experience with excellent performance and a strong working knowledge of Fair Housing laws. Knowledge of Low-Income Housing Tax Credit Program, Section-8, or similar preferred.
- Highly proficient in Microsoft Office (including Outlook, Word processing and Excel spreadsheet programs).
- Supervisory skills with a minimum two years supervisory experience, including providing training and developing the skills of others through goal setting.
- Must possess excellent written and oral communication skills. Demonstrated experience that shows a high degree of interpersonal skills working with staff, housing residents and the public.
- Proficient with record keeping, reports preparation, and presentations in professional settings.
- Ability to work independently with minimal supervision while performing multiple tasks.
- Ability to work cooperatively in a small office with a strong team environment.
- Must be fluent in English.
- Valid state driver’s license.
- Ability to travel to various sites.
- Exceptional time management and organizational skills.
- Good mathematical aptitude and ability to understand financial statements.
- Commitment to resident self-management and social change through the empowerment of low-income people and working with social services to assist tenants.
Job Type: Full-time
Pay: $55,000.00 - $65,000.00 per year
