Estimator / Pre-Construction Manager Role Custom Homes
Position Overview: Established custom home builder in Colorado Springs/Monument area seeking a detail-oriented and highly organized Estimator/Project Coordinator to join our team. This role will be responsible for a variety of tasks, including the creation of Excel pricing worksheets, managing project budgets, verifying technical requirements, and ensuring the smooth development of custom home plans. The ideal candidate will have strong communication skills, the ability to manage multiple projects simultaneously, and a keen eye for detail.
Key Responsibilities:
· Pricing & Budgeting:
o Create and maintain Excel pricing worksheets for new prospects.
o Develop and manage new prospect Excel budget workbooks.
o Review and clarify price requests with the design and sales teams.
o Review custom plans and upgrades and create budgets accordingly.
o Establish cost options for homeowners to approve during the plan development process.
o Update and manage pricing data for custom homes and options.
o Create and manage reference materials for the sales department, including price sheets.
o Maintain and update a parts database and track changes to options pricing and square footage.
· Project Coordination:
o Schedule and coordinate necessary site testing (e.g., soils, septic pits, surveys, safety inspections).
o Schedule and verify required surveys (e.g., topographic surveys, staking, Improvement Location Certificates, grading certificates).
o Ensure all site plans are accurate and include all required elements, checking them against a set checklist.
o Coordinate utility account setups for services like CSU, Black Hills, MVEA, and IREA before permits are pulled.
o Manage the stormwater permit process and associated plans.
o Coordinate with design and sales people to ensure accurate specifications are incorporated into custom home plans.
o Conduct site visits for estimating purposes as needed.
o Track plan development to ensure timely Regional Building Department and Douglas County Building Department submittals and permit acquisitions.
o Submit all required documents to the building department for approval.
· Documentation & Communication:
o Distribute prospect pricing in a timely manner.
o Track changes to prospect plans and update documentation accordingly.
o Redline plans and review new sets of plans for accuracy and completeness.
o Communicate with vendors, sending plan versions for base quotes and tracking bids.
o Coordinate the creation of custom specification sheets based on pricing lists.
· Permits & Compliance:
o Pull and pay for all necessary construction permits.
o Manage the process for obtaining septic, well, stormwater permits.
Skills & Qualifications:
· Strong organizational and project management skills.
· Ability to effectively communicate with team members, vendors, and customers.
· Detail-oriented with a focus on accuracy in pricing, plans, and permits.
· Familiarity with construction permit processes, soils testing, and utility coordination.
· Ability to adapt and improve systems for pricing and plan development.
· Experience in the construction or real estate industry is a plus.
· Proficiency with project management tools, Excel, or similar software.
Working Conditions:
· Office and field-based work (site visits required).
· Ability to manage multiple projects at once in a fast-paced environment.
Job Type: Full-time
Pay: $75,000.00 - $110,000.00 per year
