This is a fully remote position, applicants should reside in Tennessee, with a preference for those in the Nashville metro area.

Alliant National Title offers:

  • Salary range $75k 90k DOE
  • Competitive PTO plus 40 hours of sick leave yearly and Holiday pay, btw your Birthday is considered a Holiday

Position Summary: The Title Officers primary roll identifies issues and works with customers, agents and underwriters to resolve issues impacting title insurability prior to closing. Communicates with clients and third parties to obtain documentation to clear requirements and title related issues such as missing information, incomplete, inaccurate or contradictory information contained in the title commitment, in accordance with internal and external policies and regulations. Specialize in commercial, industrial and residential titles, proficient in all three. The Title Officer is a full-service role and may perform search, title examination and other duties as part of the review and clearing of title.

Essential Duties and Responsibilities: To perform this job successfully, an individual must be able to perform the following satisfactorily:

  • Provides coordinating oversight as Title Officer to assigned transactions.
  • Liase with Account Managers, communicate effectively, efficiently, and professionally with customers during the course of the transaction.
  • Performs title examination to examine the chain of title for a wide range of complex title orders, including refinance, builder, residential and commercial properties.
  • Analyzes records, such as mortgages, liens, judgments, easements, vital statistics, plat and map books, and property surveys to determine ownership and legal restrictions and to verify legal description of property and completeness of records.
  • Analyzes the effect of probate, foreclosures, building court cases, and bankruptcy proceedings on title insurance.
  • Examines all classes of title searches including difficult title orders such as insurance of commercial leaseholds, trust indentures, contracts, operating agreements and other highly involved property interests.
  • Reviews and approves a variety of documentation including deeds, operating agreements, trusts, wills, affidavits of heirships, corporate resolutions, partnership agreements, and state filed Articles of Incorporation and Articles of Organization.
  • Reviews land title surveys, revises commitments and drafts appropriate exceptions relating thereto.
  • Selects appropriate exceptions and requirements for commitments and policies for both standard and extended coverage
  • Uses technical bulletins and other resources to evaluate and resolve problems.
  • Act as a team leader for a unit consisting of examiners, searchers or other title staff; may provide input to staff selection and performance feedback.
  • Provide underwriting interpretation within established guidelines.
  • Forms and maintains business partnerships with clientele. May participate in business development activities to maintain existing clients and acquire new clients and attend customer visits with sales personnel and/or provide formal training/classes.
  • Participate in and help promote company-sponsored marketing activities at the direction of management and otherwise professionally represent the company in all business-related communications and engagements.
  • Performs other duties as assigned.

Team Lead for the following:

  • Oversee the day-to-day workflow of the department.
  • Lead with sensitive, thoughtful and inclusive mindset.
  • Oversee the day-to-day operations of the production team, providing guidance on difficult situations, de-escalating customer issues, and escalating resolutions.
  • Identifies development and training needs for team members.
  • Engages with Independent Contractors and Vendors for production.

Education/Experience:

Associates degree or equivalent; or five plus years related experience and/or training in the Title Industry; or equivalent combination of education and experience preferable.

Language Ability:

Exhibit excellent verbal and written communication skills with strong attention to detail and ability to handle multiple tasks and interact professionally with all levels of management, employees, regulatory agencies and external customers by phone, email and in person. Ability to read, analyze, and interpret common industry journals, financial reports. Ability to write speeches and articles for publication that conform to prescribed style and format.

Reasoning Ability:

Define problems, collect data, establish facts and draw valid conclusions. Interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Natural ability and interest to investigate problems down to root cause.

Computer Skills:

Proficient with Microsoft Suite, SoftPro, Qualia and RamQuest
