Job Title : Site Manager (Full Time)
Salary : $27 per hour
Schedule : Monday - Friday, 7 : 30 AM - 3 : 30 PM (with potential for additional hours as needed)

As our Site Manager, you will play a pivotal role in ensuring the smooth day-to-day operations of our Aiea apartment complex. You will serve as the primary point of contact for both residents and vendors, managing everything from routine property inspections to proactive maintenance management. Your expertise will be essential in processing payroll, tracking budgets, and overseeing financial performance, ensuring that all operations adhere to our high standards and company policies. With strong administrative and communication skills, you will address maintenance issues swiftly, coordinate with service providers, and implement effective solutions that enhance resident satisfaction.

This position has a dual purpose : While you will oversee all aspects of property management and administrative duties, you will also be hands-on with maintenance responsibilities as well
Key Responsibilities include :
- Overseeing daily site operations, including property inspections and maintenance supervision.
- Handling administrative tasks such as payroll processing, record keeping, and preparing reports for the Board.
- Serving as the primary contact for resident inquiries and coordinating with vendors, contractors, and service providers.
- Managing budgets and tracking expenses to ensure operational efficiency while enforcing community guidelines.
Minimum Qualifications :
Candidates must be authorized to work in the U.S., at least 18 years old with a high school diploma or equivalent, and able to pass pre-employment drug screening, random tests, and a criminal background check. We are looking for individuals with strong administrative and communication skills, a customer service orientation, and the ability to interact positively with residents.
Preferred Qualifications :
Experience in site, property, or facilities management is highly valued, particularly in a residential setting. Supervisory experience, excellent organizational and problem-solving abilities, and basic proficiency in computer applications are preferred. Additional qualifications include coursework or a degree in business, accounting, hospitality, or property management, and general knowledge of building maintenance, housekeeping, and security. Residency in Honolulu is a plus, and candidates with a strong desire to learn-even without direct experience-will be considered.
