Job Summary
The Property Accountant at Alpha Alternatives will oversee a diverse portfolio of single-family residential, office, and retail properties throughout the Tampa Bay area. They will be responsible for managing all financial functions related to property operations. This includes preparing and analyzing financial statements, maintaining accurate general ledgers, and ensuring compliance with regulatory requirements and lease agreements. The role involves processing accounts payable and receivable, reconciling bank accounts, preparing budgets, and generating detailed financial reports for property owners and stakeholders. The selected candidate will work closely with property managers to monitor expenses, track rent collections, and manage tenant billing, while providing insights to optimize financial performance. Strong attention to detail, proficiency in property management software, and knowledge of Florida real estate regulations are essential for success in this role. Additional responsibilities may include drafting tenant notices, delivering updates to management clients, and tracking relevant critical information in our management software.
Essential Duties and Responsibilities
§ Serve as the lead property accountant for a portfolio of managed office, retail, and single-family residential properties throughout the Tampa Bay area
§ Prepare financial statements, reconcile property budgets / forecasts with actuals, and address questions from landlords and ownership regarding property performance
§ Record rental revenues, pay property and management company expenses, collect management fees, and account for financial activity for all properties and the management enterprise
§ Interface with tenants to manage receivables and prepare evictions, deposit claims, and other miscellaneous notices as needed
§ Track essential dates in lease agreements, property management agreements, and vendor agreements to ensure firm compliance with legal responsibilities and the timely payment of client / firm liabilities
§ Reconcile bank, property, deposit, and tenant accounts to ensure general compliance and optimal asset performance
§ Coordinate owner distributions and capital calls for owned and managed properties
§ Maintain and keep up to date the Company’s property management database
§ Prepare tax documents, such as W-9s, 1099s, and other essential forms as needed
§ Prepare ad hoc reports as requested
§ Report to Managing Broker and consult daily with Company senior executives
Qualifications and Requirements

§ Minimum one year of commercial real estate experience (office, retail, and/or multi-family preferred)
§ Bachelor’s degree in accounting or related field
§ Advanced understanding of accounting, finance, and real estate investment principles
§ Ability to construct and maintain complex financial models for investment analyses
§ Exceptional communication skills, demonstrated in both writing and conversation
§ Strong familiarity with Microsoft Office Suite
§ Experience using property management software, such as Buildium, Yardi, or AppFolio is preferred
