Project Manager oversees all aspects of a project from initiation to completion, ensuring it is delivered on time, within budget, and according to specified quality standards by planning, coordinating, and managing all site activities, including resource allocation, subcontractor management, and communication with stakeholders; they are responsible for interpreting contracts, monitoring progress, and resolving any issues that arise throughout the project.
Key responsibilities:
- Project Planning:
Develop detailed project plans, timelines, and budgets, including resource allocation and work breakdown structures. Participating in the JKO (job kick-off) and using information provided to help form project plan.
- Contract Management:
Interpret and manage construction contracts, ensuring compliance with specifications and agreements with clients and subcontractors.
- Site Supervision:
Monitor construction activities on-site, ensuring adherence to safety protocols, quality standards, and project schedules. Writes site specific safety plans as needed.
- Subcontractor Management:
Select and manage subcontractors if needed, assign tasks, track progress, and resolve any issues.
- Budget Control:
Track project expenses, identify potential cost overruns, and implement cost-saving measures. Review job costs weekly at a minimum while project is underway.
- Schedule Management:
Monitor project progress against the established schedule, identifying and addressing delays.
- Communication:
Maintain clear and consistent communication with customers, engineers, subcontractors, and other stakeholders. Have regular phone conversations with email follow up to ensure the customer is well informed and happy.
- Risk Management:
Identify potential risks, develop mitigation strategies, and manage project contingencies.
- Quality Assurance:
Implement quality control measures to ensure project meets required standards. Performs life safety inspections using our tools.
- Reporting:
Prepare regular progress reports, including project status updates, budget analysis, and key performance indicators (Materials/Labor/Subcontractor costs).
Required Skills:
- Leadership: Ability to lead and motivate a team of construction professionals.
- Technical Knowledge: Understanding of construction methods, building codes, and project management tools
- Problem-Solving: Capability to identify and resolve issues efficiently
- Organizational Skills: Ability to manage complex projects with multiple moving parts
- Financial Management: Understanding of project budgeting and cost control practices
- Software Proficiency: Familiarity with project management software (Monday), scheduling tools, and construction estimating software (Foundation)
