As the Manager of Legal & Risk Management, you will be responsible for evaluating and monitoring issues related to the property management of apartment communities. Including landlord/tenant laws, resident disputes/conflict, fair housing, and liability assessment concerns); mentor field personnel in the management, understanding, and resolution of legal and liability issues; maintain lease documents, including managing compliance with state law and the support of company policies and procedures
ESSENTIAL FUNCTIONS INCLUDE:
- Evaluate and manage matters related to landlord/tenant law, including resident issues and disputes, AMLI’s policies and procedures, and changes in law such as evolving eviction and renewals, fair housing compliance, and rent control, in each case in collaboration with Operations, other Business Units and senior management, as necessary, focusing on assessing and de-escalating legal and liability concerns.
- Evaluate, investigate, and identify crime, security, and other liability concerns and collaborate on company initiatives with local, regional, and senior management.
- Evaluate, investigate, manage, and resolve resident issues via AMLI’s online incident reporting system in collaboration with key stakeholders.
- Evaluate, investigate, and administer general liability incidents, including timely filing of claims and coordination with insurers and assigned legal counsel managing claims that progress to litigation.
- Liaison with outside counsel to ensure legally compliant lease documents, policies, and procedures and to assist with dispute resolution, as necessary.
- Participate in Legal & Risk Management educational opportunities.
EDUCATION and/or EXPERIENCE:
- A bachelor’s degree or paralegal certification is strongly preferred.
- A minimum of 3 years of related work experience in property management operations is required. Experience in dispute and conflict resolution, fair housing compliance, and risk management of legal matters related to landlord-tenant laws, leases, residents, and crime and security is preferred.
- Knowledge and understanding of general legal terms, laws, and procedures related to the apartment industry, contracts, and leases are preferred.
TECHNICAL SKILLS: Proficiency in Microsoft Products, including Excel and Word, is required; property management systems and claims management software knowledge is preferred.
COMMUNICATION SKILLS: Strong written and verbal communication skills are required, including preparing clear and concise reports, business correspondence, position statements, and policies and procedures. Effectively present information and respond to questions from groups of managers, customers, and the general public.
