Job Title: Lead Service Technician

Department: Property Services
Reports To: Property Services Manager and Property Management Department
Location: [Northwest Arkansas]

Job Summary:

The Lead Service Technician serves as the primary maintenance resource for their designated region, with a focus on coordinating Unit Turns, overseeing vendors, and supervising additional service technicians in markets with over 150 units. This role ensures maintenance and repair activities are completed efficiently, meet quality standards, and are delivered within budget and timelines. The Lead Service Technician will be supported by an assigned Maintenance Coordinator who will handle the intake, coordination, and assignment of general maintenance requests, along with administrative tasks, estimating, and property management communications. Reporting directly to the Property Services Manager and Property Management Department, this role is integral to maintaining the value of managed properties and providing exceptional service to tenants and owners.

Key Responsibilities:

Key Performance Indicators (KPIs):

  • Unit Turns completed in 14 days or less.
  • Labor Efficiency Rate of 85%.
  • Average Maintenance Request resolution time of 2 days.

Unit Turns Coordination:

  • Act as the primary coordinator for Unit Turns, managing timelines, scopes of work, quality standards, and budgets as assigned.
  • Perform inspections for move-outs and create detailed scopes of work for Unit Turns in collaboration with the Property Management Department, ensuring inspections are turned into their assigned Maintenance Coordinator for estimating and owner approval.
  • Ensure all Unit Turn activities are completed on time and to company standards, addressing any issues proactively.

General Maintenance Support:

  • Oversee general maintenance requests as assigned by the Maintenance Coordinator to ensure timely and quality resolution, and assist other technicians if applicable.
  • Perform hands-on maintenance tasks as needed, including plumbing, electrical, HVAC, carpentry, and appliance repairs.

Vendor & Team Management:

  • Supervise vendors and subcontractors, ensuring adherence to contracts, timelines, and quality standards.
  • Lead additional service technicians in markets with over 150 units, providing guidance, training, and support.
  • Evaluate vendor performance and recommend adjustments or new partnerships when needed.

Collaboration with Maintenance Coordinator:

  • Work closely with the Maintenance Coordinator, who will manage:
  • Intake and coordination of general maintenance requests.
  • Administrative support for Unit Turns and maintenance tasks.
  • Initiating Unit Turn Projects upon Tenant Move Out or newly acquired Property.
  • Estimating for repairs and Unit Turn scopes of work.
  • Communication with the Property Management Department and other stakeholders.

Quality Assurance & Reporting:

  • Provide regular updates on the status of Unit Turns and maintenance operations to the Property Services Manager and Property Management Department.
  • Ensure all repairs and maintenance activities comply with safety and building codes.
  • Keeping work schedule updated daily with assigned or required work so that Maintenance Coordinator can add additional work as needed.
  • Document work completed and maintain records for vendor and technician performance.

Leadership & Development:

  • Mentor and train service technicians to uphold company standards and develop their skills.
  • Promote a culture of accountability, efficiency, and excellence across the team.
  • Contribute to the development and implementation of maintenance best practices and processes.

Qualifications:

Experience & Skills:

  • 3 years of experience in property maintenance, construction, or a related field.
  • Strong expertise in general maintenance, including HVAC, plumbing, electrical, carpentry, and appliance repair.
  • Proven experience managing vendors and contractors.
  • Ability to prioritize tasks and manage multiple responsibilities in a fast-paced environment.

Education & Certifications:

  • High school diploma or GED required; vocational training or certifications (e.g., HVAC, EPA, plumbing, or electrical) preferred.

Other Requirements:

  • Strong communication and interpersonal skills to coordinate with vendors, technicians, and the Maintenance Coordinator effectively.
  • Proficiency in using technology and tools for work order management, reporting, and communication.
  • Valid driver’s license and reliable transportation.

Job Type: Full-time

Pay: $18.00 - $27.00 per hour

Schedule:

  • Monday to Friday
