Position Overview: We are seeking a skilled Financial Analyst & Asset Management Professional to join our rapidly growing investment firm specializing in triple-net (NNN) leased commercial real estate acquisitions, specifically targeting small and mid-sized commercial bank branch properties. The ideal candidate will be responsible for underwriting potential acquisitions, performing thorough financial analyses, and actively managing a growing portfolio of NNN properties to maximize asset value and ensure tenant financial stability.
Responsibilities:
Acquisition Underwriting & Financial Analysis:
- Conduct comprehensive underwriting analyses of NNN real estate acquisitions, primarily bank branches.
- Develop financial models, perform cash flow projections, sensitivity analyses, and risk assessments.
- Prepare detailed investment memos and recommendations for senior management and investment committee reviews.
- Evaluate tenant creditworthiness, lease terms, property valuations, and local market dynamics.
- Collaborate with consultants and external advisors to analyze tenant financial health and market conditions.
Asset Management:
- Actively manage and monitor financial performance of NNN leased assets.
- Develop and implement asset-specific strategies aimed at optimizing property income, controlling expenses, and preserving asset value.
- Regularly assess tenant financial stability and proactively identify potential risks and mitigation strategies.
- Maintain strong tenant relationships, ensuring compliance with lease terms and promptly addressing any issues.
- Coordinate with property management, legal, and accounting teams to ensure streamlined operations.
Reporting & Compliance:
- Prepare and present regular portfolio performance updates to senior management.
- Ensure all asset management activities adhere to internal standards, industry best practices, and regulatory requirements.
Qualifications:
- Bachelor's degree in Finance, Real Estate, Economics, or related field.
- 3-5 years of experience in commercial real estate underwriting, acquisitions, and/or asset management, with specific experience in NNN lease structures.
- Strong understanding of financial statements, credit analysis, and valuation techniques.
- Excellent analytical skills and proficiency in financial modeling (Excel).
- Experience utilizing industry research tools, market reports, and financial databases.
- Strong interpersonal and communication skills, able to work effectively across multiple stakeholders.
- Self-motivated, detail-oriented, and capable of handling multiple assignments under tight deadlines.
Preferred Qualifications:
- Prior experience underwriting financial institutions or bank-occupied properties.
- Knowledge of banking industry financial metrics and regulatory environment.
- Experienced in underwriting and asset management of NNN real estate
Work Environment:
- South Florida or Chicago-based candidates preferred; however, remote work within the US will be considered for highly qualified candidates.
- Occasional travel to property sites or company meetings may be required.
