350 units Fort Worth apartment community is looking for an outgoing, fast paced, hard working, dependable individual to join our team!
Responsibilities:
- Collects and secures rental payments.
- Makes daily bank deposits and verifies the accuracy of those deposits.
- Inputs daily activity transactions.
- Prepares accounting records and reports, including Deposit Accounting and Month End.
- Delivers delinquent notices, appropriate Redbook forms, and personally contacts all residents who have unpaid/owed rent daily.
- Follows eviction process as outlined in accordance to company policy.
- Walks and inspects move outs according to operation manual including documenting damages with photographs charging back appropriate charges when applicable.
- Assist in the inspections of vacant apartments and takes appropriate action to prepare them for make-ready status.
- Enters activity into property software program in relation to the daily, weekly & monthly checklists.
- Assists with leasing duties to include showing apartments and preparing leases.
- Maintains organized residential files.
- Audits residential files to ensure accuracy at move-in, move-out, renewal and notice to vacate.
- Maintains working knowledge of laws, rules, and regulations concerning apartment leasing and management.
- Prepares accurate and complete reports in a timely manner.
- Handles or assists in the receiving, recording, preparation and follow-up of work orders to facilitate residents service request.
- Promotes resident retention by assisting with the renewal program.
- Performs periodic inspections of common areas.
- Reports any observed maintenance problems.
- Coordinates and participates in resident functions.
- Must stay informed and comply with all policies and procedures as outlined in the Operations Manual.
- Assumes duties of Property Manager, as directed.
- Must be courteous and helpful to residents, prospective residents and co-workers.
- Must have reliable transportation in order to make bank deposits, attend eviction court and meetings, purchase and pickup supplies.
- Must have a mode of communication in which to be contacted at home and respond in case of emergency.
- Performs other duties as assigned by Property Manager.
- Keep informed of changes in Fair Housing laws, rules, and regulations concerning apartment leasing and management.
Required Skills/Abilities:
- Ability to read, write, and comprehend the English language.
- Mathematical skills in order to calculate pro-rations, bank deposits, reconcile account ledgers, identify and correct prepaid accounts, etc.
- Possesses above-average telephone and communication skills.
- Competent ability with personal computer- Microsoft Office and the Internet.
- Basic knowledge of office equipment
- Leadership and team building skills.
Education and Experience:
- Minimum of 2 years on-site multi-family apartment management experience.
- High School Diploma or equivalent
Physical Requirements:
- Frequent walking, bending, stooping, squatting, kneeling, climbing on stairs, sitting, lifting, and carrying items weighing 20 lbs. or less.
- Frequent writing, typing, using finger dexterity, receiving and giving verbal and written communications.
Job Type: Full-time
Pay: $24.00 per hour
