MAINTENANCE TECHNICIAN

REPORTS TO: BUILDINGS AND GROUNDS MANAGER
The purpose of this job description is to describe the responsibilities and duties of this position. Lae Nani emphasizes a TEAM APPROACH and expects every person to perform any reasonable task or request that is consistent with fulfilling Association objectives.

DUTIES AND RESPONSIBILITIES:

  • Performs routine maintenance/repairs daily which may include electrical, plumbing, water irrigation systems, gates, fences, railings, and lighting.
  • Performs general maintenance of community including walkways, trash bins, stairways, and other common areas. May require painting, patching, cleaning, and repairing as necessary.
  • Performs emergency repairs and maintenance as needed to ensure the safety of the community, including cleaning drains, changing lighting fixtures, and responding to residents and/or property emergencies in a timely manner.
  • Monitors the physical condition of the property and immediately report any items needing attention to the Buildings and Grounds Manager. This may include the presence of pests, birds, and other nuisances.
  • Adheres to the established maintenance routines and schedules and completes all work in a timely and professional manner.
  • Takes the initiative to ensure that the buildings and grounds are well maintained, in a good state of repair neat and free of litter.
  • Assists the Buildings and Grounds Manager in coordinating and overseeing all work by contractors, and delivery persons on the property.
  • Documents in writing all work completed in the Maintenance Log..
  • Monitors property security and safety by reporting any security issues or unsafe conditions, e.g., broken steps, broken/burned out exterior lights, etc.
  • Performs routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition. Report all major repairs and need requisitions to the Site Manager.
  • Ensures storage of supplies meet the required OSHA regulations and assists in maintaining current MSDS sheets that are readily accessible.
  • Performs any additional maintenance and cleaning related duties as assigned by the Site Manager.

QUALIFICATIONS:

  • Basic understanding of electrical, plumbing, construction, drywall and painting.
  • Knowledge of general maintenance processes, power tools and devices; and safety equipment requirements.
  • Basic math skills, good communication skills, well organized, and ability to solve problems.
  • Self-motivated, capable of working independently and staying on task with minimal supervision, but also able to work well with others when teamwork is required.
  • Physical stamina and dexterity. Able to walk property and buildings on a regular basis each day.
  • High school diploma or equivalent.
  • One or more years of experience in maintenance or construction work preferred.

PHYSICAL REQUIREMENTS:

  • Must be able to perform work required; standing, bending, stooping, kneeling, lifting (up to 50 pounds), on a regular basis.
  • The Maintenance Technician shall devote his entire working time, attention and energies to the performance of his duties, and shall adhere to the working hours set forth by the Board on behalf of the Association.

Compensation: $25 - $30/per hour
