What are the responsibilities and job description for the Construction Manager position at AP GLOBAL LLC?
The Superintendent represents AP Global in the field and reports to the Project Manager
Commitments
1. Maintain a culture of safety with a goal of zero lost time accidents annually.
2. Maintain project quality that meets or exceeds industry standards as well as the expectations of AP Global, the Architect and the Project Owner.
Punch list at or below a rate of 5 items per 100k of revenue.
Punchlist completed within 5 working days.
3. Maintain or exceed estimated profit on each project.
4. Maintain client relations by ensuring clients will declare that they are 100% satisfied with AP Global.
5. Maintain subcontractor relations by achieving commitments on or before an agreed upon date.
Maintaining accurate project schedule.
Ensuring that project is ready when subcontractors arrive on site.
6. Have OSHA 10-hour training or get OSHA 10-hour training within 60 days of employment.
ACTIVITIES
Update project schedule in Procore on a weekly basis.
Effective communicates schedule to subcontractors to meet or exceed schedule
Conduct safety observation report on a weekly basis. Distribute to subcontractors.
Conduct toolbox talks as required. Maintain sign-in sheet.
Conduct safety orientation for all trades on-site.
Perform daily, weekly and task related inspections
Communicate field changes back to the project manager.
Perform Daily Project Logs.
Participate and take ownership of punch walk and punch completion.
Perform AP Global quality control checks and inspections
Attend WIP review for the project.
Code credit card charges on a monthly basis.
TECHNICAL REQUIREMENTS
Valid US Driver’s License
Prefer a minimum of 5 years’ experience as a commercial superintendent or related field.
Proficient in the use of email, Procore and Microsoft Office Suite.
Understand and be capable of creating and maintaining schedule within Procore
Understand Procore document control with regards to:
1. Contract Drawings
2. Specifications
3. RFIs
4. Submittals
5. Subcontracts
6. Inspections
