FLOATING LEASING MANAGER
We are looking for dynamic, friendly, and positive team members to join our team.
Apartment Management Professionals (AMP) proudly manages first-rate communities in some of the most desirable locations throughout Austin.
The ideal candidate enjoys working in a fast-paced environment, is creative, has a high degree of professionalism when working with our residents or potential residents, and is self-motivated. You will be responsible for discovering the prospects' needs and matching them with the perfect apartment.
This is a floating position covering various North Austin properties.
ESSENTIAL FUNCTIONS
- Oversee and train Leasing Specialists.
- Audit all leasing files for compliance and ensure the leasing checklist is completed prior to sending to the Community Director.
- Stay informed about competitors to provide suggestions on concessions or rate changes to management.
- Complete leasing activity reports.
- Greet prospective residents, communicate, and highlight the features of the property while answering questions.
- Maintain a professional and friendly demeanor with potential residents, current residents, and coworkers.
- Identifies prospects living standards and budgets.
- Markets promotions and discounted lease offers.
- Complete weekly prospect reports for Community Directors.
- Maintain a minimum of 33% closing ratio.
- Updates online advertising to reflect current pricing and availability daily.
- Record and maintain daily average of 90-100% engagement score in Knock.
- Research and be aware of local market conditions and trends.
- Ensure that recently vacated properties are cleaned and ready to be viewed by potential residents.
SKILLS AND QUALIFICATIONS
- Previous experience as a Leasing Agent for 2 years preferred.
- High School Diploma or equivalent required; bachelor's degree preferred.
- Highly developed written and oral communications skills, including the ability to communicate across digital platforms and in-person.
- Proven record of accomplishment as a successful salesperson.
- Strong interpersonal skills to build relationships with a broad range of stakeholders.
- Proficient with Microsoft Office and related software required.
- Experience with Resman property management software preferred.
- Able to multitask, stay organized and meet deadlines.
PHYSICAL DEMANDS
- Ability to stand for extended periods of time, bend, stoop, squat, kneel and lift over 20 pounds.
- Ability to tour the property with prospects on an occasional basis required.
WORKING CONDITIONS
- General office conditions.
- May be exposed periodically to weather elements when touring the property.
