About the Role: We are excited to welcome a highly skilled and strategic Regional Maintenance Director to our growing leadership team at Aperto in San Jose, CA. This is a hands-on leadership role responsible for overseeing maintenance operations across multiple properties in the region, ensuring the consistent execution of high standards, regulatory compliance, and ongoing team development.

What You’ll Do:
- Oversee the maintenance operations across a portfolio of properties, ensuring consistent quality, safety, and compliance standards are met.
- Lead, coach, and mentor on-site Maintenance Supervisors and teams to promote professional development and accountability.
- Implement and manage preventative maintenance programs across all assets to minimize downtime and prolong asset life.
- Conduct regular property audits and inspections to ensure physical condition meets Aperto standards and identify improvement opportunities.
- Develop and manage regional maintenance budgets, controlling costs while maintaining high-quality service delivery.
- Serve as the point of escalation for complex maintenance issues and capital repair needs.
- Collaborate with Regional Managers and Property Managers on operational planning, staffing needs, and project execution.
- Source and manage vendor relationships for large-scale maintenance projects and ensure timely, cost-effective completion.
- Ensure compliance with OSHA and other local, state, and federal regulatory requirements.
- Standardize training and onboarding procedures for new maintenance hires across the region.
What We’re Looking For:
- 5 years of experience in property maintenance, including 2 years in a regional or multi-site leadership role.
- In-depth knowledge of building systems including HVAC, plumbing, electrical, and structural repairs.
- Proven ability to lead high-performing teams, coach emerging leaders, and enforce accountability.
- Strong understanding of budget development and expense management.
- Proficient in data reporting and Microsoft Office Suite (Excel, Outlook, Word)
- Excellent communication, organizational, and project management skills.
- Certifications such as HVAC, EPA, CPO, or CAMT are highly preferred.
- Strong communication skills and a commitment to teamwork and collaboration
- Strategic mindset with a hands-on, solution-oriented approach.
- Physical ability to sit, stand, and lift up to 50 lbs. repeatedly or for extended periods of time
- Ability to travel regularly within the region and be on-call for high-priority maintenance matters.
