The Sr. Analyst/Associate - Investment - Preservation will play a key role in supporting and driving investment strategies for the acquisition, development, and preservation of affordable housing projects. This individual will assist in sourcing, analyzing, and executing real estate transactions, as well as developing financial models and collaborating with stakeholders. The Associate will have a deep understanding of affordable housing finance, including Low-Income Housing Tax Credits (LIHTC), debt structures, and other government subsidy programs.

Offer Letter Language
This offer of at-will employment is conditioned on the following:
$130,000.00 To $140,000.00. This represents the presently-anticipated low and high end of the Company’s base compensation range for this position. Actual base compensation range may vary based on various factors, including but not limited to location and experience.
Total Direct Compensation: This job is also eligible for discretionary bonus and incentive compensation on an annual basis.
Benefits: The Company provides a variety of benefits to employees, including health insurance coverage, retirement savings plan, paid holidays and paid time off (PTO).

The Associate will have a deep understanding of affordable housing finance, including Low-Income Housing Tax Credits (LIHTC), debt structures, and other government subsidy programs.
What You Will Do
- Transaction Sourcing and Execution:
- Assist in identifying and evaluating potential acquisition, development, and preservation opportunities for affordable housing projects.
- Financial Modeling:
- Develop and maintain complex financial models to evaluate project feasibility, investment returns, and cash flow projections for potential deals.
- Market Research & Due Diligence:
- Conduct market research to assess property and market-level dynamics. Perform detailed due diligence on prospective investments, including reviewing operating statements, third-party reports, and legal documentation.
- Debt & Equity Structuring:
- Assist in structuring and negotiating financing arrangements with lenders and equity partners, including LIHTC syndicators, tax-exempt bonds, and other affordable housing financing tools. Conduct a thorough, detail oriented due diligence process to protect the firm’s risk profile throughout the transaction.
- Collaboration:
- Work closely with internal and external stakeholders, including development teams, legal counsel, lenders, investors, and public agencies, to facilitate the investment process. Provide support in key investment negotiation activities.
- Investment Memoranda:
- Prepare and present investment memoranda and recommendations to senior leadership and investment committees. Produce best in class underwriting deliverables, and with extreme precision, project complex cash flow, capital structure, IRR and NPV quantitative data for analysis.
- Portfolio Management:
- Monitor the performance of existing investments, including tracking financial performance, occupancy levels, and compliance with affordable housing regulations. Analyze a constant flow of affordable housing investment opportunities in partnership with leadership.
- Compliance and Risk Management:
- Ensure all projects comply with local, state, and federal affordable housing regulations. Monitor potential risks and recommend mitigation strategies.
- Stakeholder Communication:
- Serve as a key point of contact for partners, investors, and government agencies, maintaining strong relationships and clear communication throughout the investment lifecycle. Manage the closing process, working with title, escrow, legal, investors, and public agencies to ensure timely and efficient closings.

- BS/BA undergraduate degree required. Major in finance, real estate and/or other business-related discipline preferred.
- Minimum 2-4 years of commercial real estate transaction experience. LIHTC and affordable housing experience preferred. Previous exposure to complex deal structuring; preferably in a private equity/institutional type platform.
- Proven track record of successful commercial real estate investment opportunities. Experience analyzing/underwriting and structuring complex joint venture/partnership deals.
- Exceptional aptitude and understanding of core and value add asset acquisition/investment opportunities.
- Strong oral and written communication skills. Innate ability to develop positive relationships and ability to communicate effectively with audiences at all different levels of experience.
- Exceptional financial modelling and analytical skills including Excel and PowerPoint; VBA and SQL skills a plus.
- Experience working in a fast-paced, entrepreneurial environment with conflicting priorities and multiple stakeholders.
- Strong collaboration skills with a goal orientation attitude. Genuine desire to persuade and drive consensus
