About the Role

The Superintendent I is responsible for planning and managing the construction site to ensure that the work is completed to safety and quality standards and stipulated contractual obligations.  Utilizing knowledge of building methods, materials, and sequencing, the Superintendent I provides daily oversite to direct the activities of Company and subcontractor personnel.  The Superintendent I may be assigned to a specific scope within a large project ($100m or greater), or they may be the lead superintendent on engagements ranging from $5m to $50m.  

 

Skills & Qualifications

  • High School Diploma or GED, required
  • Bachelor’s Degree in Construction, Engineering, Architecture, or Business, preferred
  • Minimum of 8-years of commercial construction experience, required
  • Minimum of 6-years of field supervision as a lead superintendent for a ground-up General Contractor, required
  • Construction project experience should include some combination of ground-up healthcare, K-12, higher education, and/or cultural venues 
  • Construction contract experience should include Construction Manager at Risk (CM@R), Design-Build, and/or Integrated Project Delivery (IPD)
  • Demonstrated success implementing and managing project safety programs, required
  • Proficient with Lean Construction tools and management style, required
  • Proficient with scheduling software, required

 

Primary Duties

  • Develop a Safety Culture with Subcontractors by facilitating the BBS program in coordination with the Job Team.
  • Analyze, document and address Safety Hazards through Safety Walks in coordination with the Job Team.
  • Review JHAs for completeness and accuracy daily for all trades on site.
  • Manage Field Labor for the project including facilitating the hiring and termination process. Coordinate with Office Assistant to execute proper procedure for hiring and termination.
  • Develop the Master Baseline Schedule with clear logic and accurate activity durations in coordination with Job Team. Regularly update activity completions on the Project Schedule with Job Team and develop strategies to maintain scheduled milestones and substantial completion.
  • Develop Site Utilization, Logistics and Phasing Plans during Preconstruction for accurate GMP Creation. Update these plans throughout the project to effectively communicate construction planning to the Project Team.
  • Utilize Lean Board tools to visually manage constraints in productivity. Facilitate proper coordination and communication between all project team members to enhance job productivity.
  • Facilitate effective Daily Huddles with Job Team and Subcontractors to organize productive daily work tasks.
  • Lead the creation and coordination of a Weekly Work Plan Utilizing Lean Board Tools. Implement the WWP by communicating and holding subcontractors and project team members accountable for commitments.
  • Complete PPCs weekly utilizing Lean Board Tools to communicate performance to Project Team. Create necessary recovery plans based on PPCs.
  • Generate Daily Reports for Linbeck and Linbeck Self-Perform for proper documentation. Review the accuracy and manage timely submission of Daily Reports from all Subcontractors
  • Facilitate early communication of Job requirements to subcontractors during Preconstruction and Construction through Kick-Off and Pre-Install Meetings.
  • Create and maintain necessary SWPPP plans, documentation, permits and measures.
  • Utilize Autodesk Build Issues and Checklists to manage the QA/QC program on the project in coordination with Subcontractors.
  • Manage the AHJ Inspection/Finals process and coordinate with all subcontractors for proper approvals. Utilize Inspection/Finals Matrix to create a plan and track the progress of inspections.
  • Manage the Work Order/Ticket process in coordination with the Project Manager for any work on Time and Material. Review subcontracts to determine if work is in or out of scope and    verify work ticket hours, quantities and pricing are accurate.
  • Utilize Labor Production Report to manage Self-Perform scopes of work to stay within schedule and budget. Enter necessary quantities places and ensure accurate timecard cost coding for precise labor production tracking for Linbeck and leased labor.
  • Project necessary labor requirements for the Job to assist in Linbeck Labor Coordination. Attend and participate in necessary coordination meetings.
  • Utilize LAT Technologies to enhance field productivity including, but not limited to, project documentation using 360 Degree Photos and drones.
  • Utilize and navigate the BIM Model to assist in visualization and quality control on the project. Participate as needed in Spatial Coordination to proactively resolve issues with the design team.

 

Physical Requirements

Must be physically fit enough to function safely on a project site and office setting.   This includes the following:

  • Prolonged periods sitting at a desk and working on a computer with repetitive movements
  • Exerts in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move an object.  
  • Ascends or descends ladders, scaffolding, and steep slopes with agility (Climb)
  • Maintains body equilibrium to prevent falling from precarious situations (Balance)
  • Lowers the body to floor level and move with agility (Stoop or Crawl)
  • Extends out and retrieves objects outside immediate range (Reach)
  • Supports oneself and stays in an upright position (Stand)
  • Presses against something with substantial and steady force to thrust forward, downward, or outward (Push)
  • Exerts a considerable force to draw, drag, haul, or tug objects in a sustained motion (Pull)
  • Raises substantial objects from a lower to a higher position or moves objects horizontally from position to position (Lift)
  • Maneuvers small objects precisely by whatever means (Pinch or Pick)
  • Seizes an object by applying considerable force (Grip)
  • Detects attributes of objects, such as size, shape, temperature, texture, tension, or force by tactile means (Feel)
  • Expresses or exchanges ideas through spoken word (Speak), English preferably.
  • Perceives the nature of sound with no less than a 40db loss @ 500 Hz, 1,000 Hz, and 2,000 Hz with or without correct (Hear)
  • Is subject to substantial repetitive motions of the body and or its parts 
  • Must have good depth perception, field of vision, near acuity
  • Frequently exposed to weather (occasionally extreme cold, extreme heat, wet, and/or humid, exposure to dust and fumes, and working in highly exposed places)

 

Additional Requirements

  • Current driver’s license, required.   
  • Work on-site at a main office or project location, required
  • May be called after hours and on weekends to address delays, emergencies, bad weather, and other issues at the jobsite
  • May require travel
