Position Description
The Maintenance Technician repairs and maintains the buildings, grounds, and related equipment in a timely, efficient, and professional manner. Must be knowledgeable in HVAC, plumbing, electrical and general building maintenance.

Job Relationships
1. Reports to the Maintenance Manager.
Maintenance Technician: Duties and Responsibilities
- Filter changes, a/c and heat inspections and repairs.
- Plumbing repairs such as faucet repairs, adjustments, and installations.
- Pool and spa maintenance as directed and needed.
- Assist security with protection and respond to security as needed. Assist with the snow removal as needed.
- Performs all other duties and/or tasks assigned by the Director of Facilities and/or Maintenance Team Leader and supervisor.
- Must be flexible with work hours and have the ability to take 24 hour on call duty.
Electrical Functions
- Read Voltmeter.
- Troubleshoot and install light switches.
- Troubleshoot and replace light ballasts.
- Troubleshoot and replace light fixtures.
- Troubleshoot and replace breakers.
- Troubleshoot and replace breaker boxes.
- Troubleshoot and replace receptacles.
- Repair cords.
- Troubleshoot and repair shorts.
- Replace blown fuses.
- Replace lamp sockets.
- Replace cords on lamps, appliances, etc.
- Install disconnect boxes.
- Install ceiling fans.
- Install dimmer switches.
- Troubleshoot vacuum cleaner electrical problems.
Plumbing Functions
- Unstop drains with drain auger.
- Install faucets.
- Install sinks.
- Install garbage disposal.
- Install Shower heads.
- Install toilets.
- Install wax rings on toilets.
- Install pop-up assemblies.
- Install drains in sinks and tubs.
- Install and troubleshoot water heaters.
- Troubleshoot Sloan valve problems.
- Rebuild faucets.
- Repair a variety of leakage problems.
Typical Physical Demands
- Must have the ability to walk, squat, bend, kneel, climb and reach above the shoulders.
- Must have the sense of sight, hearing, smell and touch.
- Must be able to lift 30 lbs.
- Ability to work with and be exposed to potentially hazardous chemicals.
- Must be able to tolerate dust and exposure to hot and cold temperatures and work outside for extended periods of time.
- Must be able to stand and walk for extended periods of time.
- Must be able to work under pressure.
- Must be able to successfully complete the WorkSTEPS Functional Testing program. This program assists in determining whether applicants/employees are able to safely perform essential job functions.
Maintenance Technician: Key Knowledge, Skills, and Abilities
- Must be able to thoroughly speak, read, write and understand the English language.
- Ability to perform simple math calculations, mental functions, and withstand moderate amounts of stress.
- Ability to embody and uphold the corporate personality and culture of Arbor Acres with its emphasis on warmth, caring, generation of community, enthusiasm, achievement of excellence, and joy.
- Bilingual is a plus, but not required
Minimum Education
- High School Diploma or equivalent.
- Two years of specialized training or Technical School.
Minimum Experience
- Minimum of three years in general maintenance activities.
License and/or Certification Preferred
- CFC certified and/or CPO certified.
