Position Description

The Maintenance Technician repairs and maintains the buildings, grounds, and related equipment in a timely, efficient, and professional manner. Must be knowledgeable in HVAC, plumbing, electrical and general building maintenance.

Job Relationships

1. Reports to the Maintenance Manager.

Maintenance Technician: Duties and Responsibilities

1. Filter changes, a/c and heat inspections and repairs.
2. Plumbing repairs such as faucet repairs, adjustments, and installations.
3. Pool and spa maintenance as directed and needed.
4. Assist security with protection and respond to security as needed. Assist with the snow removal as needed.
5. Performs all other duties and/or tasks assigned by the Director of Facilities and/or Maintenance Team Leader and supervisor.
6. Must be flexible with work hours and have the ability to take 24 hour on call duty.

Electrical Functions

1. Read Voltmeter.
2. Troubleshoot and install light switches.
3. Troubleshoot and replace light ballasts.
4. Troubleshoot and replace light fixtures.
5. Troubleshoot and replace breakers.
6. Troubleshoot and replace breaker boxes.
7. Troubleshoot and replace receptacles.
8. Repair cords.
9. Troubleshoot and repair shorts.
10. Replace blown fuses.
11. Replace lamp sockets.
12. Replace cords on lamps, appliances, etc.
13. Install disconnect boxes.
14. Install ceiling fans.
15. Install dimmer switches.
16. Troubleshoot vacuum cleaner electrical problems.

Plumbing Functions

1. Unstop drains with drain auger.
2. Install faucets.
3. Install sinks.
4. Install garbage disposal.
5. Install Shower heads.
6. Install toilets.
7. Install wax rings on toilets.
8. Install pop-up assemblies.
9. Install drains in sinks and tubs.
10. Install and troubleshoot water heaters.
11. Troubleshoot Sloan valve problems.
12. Rebuild faucets.
13. Repair a variety of leakage problems.

Typical Physical Demands

1. Must have the ability to walk, squat, bend, kneel, climb and reach above the shoulders.
2. Must have the sense of sight, hearing, smell and touch.
3. Must be able to lift 30 lbs.
4. Ability to work with and be exposed to potentially hazardous chemicals.
5. Must be able to tolerate dust and exposure to hot and cold temperatures and work outside for extended periods of time.
6. Must be able to stand and walk for extended periods of time.
7. Must be able to work under pressure.
8. Must be able to successfully complete the WorkSTEPS Functional Testing program. This program assists in determining whether applicants/employees are able to safely perform essential job functions.

Maintenance Technician: Key Knowledge, Skills, and Abilities

1. Must be able to thoroughly speak, read, write and understand the English language.
2. Ability to perform simple math calculations, mental functions, and withstand moderate amounts of stress.
3. Ability to embody and uphold the corporate personality and culture of Arbor Acres with its emphasis on warmth, caring, generation of community, enthusiasm, achievement of excellence, and joy.
4. Bilingual is a plus, but not required

Minimum Education

1. High School Diploma or equivalent.
2. Two years of specialized training or Technical School.

Minimum Experience

1. Minimum of three years in general maintenance activities.

License and/or Certification Preferred

1. CFC certified and/or CPO certified.
