Arbor Care Centers-Valhaven is looking for a qualified Maintenance Director. This position oversees the daily operations of the Maintenance Department. General knowledge of overall building preventative maintenance programs and experience in electrical, plumbing, HVAC, drywall work and paint.
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
1. Collects and reviews maintenance requisitions from all units and departments of facility. Reviews information, establishes priorities, assigns staff or inspects, replaces, repairs or otherwise resolves problems.
2. Implements the approved preventative maintenance program throughout physical plant.
3. Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms, extinguishing equipment, and life support systems in the event electrical supplies are interrupted.
4. Maintains all essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, laundry equipment) in safe operating condition.
5. Assists the Administrator in establishing procedures to ensure the availability of potable water to essential areas in the event of loss of normal water supply.
6. Inspects, tests and maintains resident call system to ensure a functioning communication system from rooms, toilets and bathing facilities.
7. Inspects physical plant for any signs of rodents or pests. In cooperation with Housekeeping, implements effective pest control system to eliminate any rodents and pests.
8. Maintains adequate and comfortable lighting level, appropriate for tasks, without glare, ensuring lighting supports independent functioning and task performance of residents.
9. Maintains facility ventilation system to provide appropriate air movement with acceptable temperature, humidity, and odor control levels.
10. Responds to emergency maintenance needs promptly.
11. Successfully supervises the housekeeping and laundry departments by establishing schedules, approving time off, completing performance reviews, and promoting teamwork.
12. Cooperates with other departments to identify and accommodate individual resident needs and preferences. Communicates directly with residents. Maintains furniture and equipment appropriate to individual resident needs and abilities. Performs quality assurance functions, including compliance rounds on a daily basis to evaluate compliance with state and federal laws and regulations and facility policies and procedures.
13. Develops and updates maintenance policies and procedures that reflect the philosophy and objectives of the facility and are consistent with state and federal regulations.
14. Completes required documentation and record keeping of maintenance activities.
15. Communicates with Executive Director on a daily basis to discuss physical plant, equipment and budget issues.
16. Maintains confidentiality of all pertinent resident care information to assure residents' rights are protected and HIPAA guidelines are met.
17. Actively participates in long term care survey process and directing the timely collection of information required by the survey team. Gathers and presents supplemental documentation to avoid potential deficiencies, corroborates with Executive Director to develop responses to survey report as needed for corrective actions.
18. Maintains adequate supplies and tools for efficient and effective functioning of maintenance department and Facility operations.
19. Participates in the development of the department budget. Provides relevant financial information to Executive Director regarding department financial needs and status.
20. Coordinates facility fire and disaster drills. In the event of an emergency, carries out assigned duties to assure resident safety.
21. Complies with all federal, state; local and facility regulations and procedures.
22. Other duties as assigned by the facility Executive Director/Reginal Director or Designee.

QUALIFICATIONS/REQUIREMENTS
1. High school diploma or general education degree (GED); or two to four years related experience and/or training; or equivalent combination of education and experience.
2. Current driving license in good standing.
3. An individual must have adequate knowledge to perform each essential job duty. Must be physically able to lift, carry, push and pull material and equipment weighing up to 50 pounds and operate equipment and supplies as necessary.
4. Must be able to work in a safe and professional manner.
5. Ability to read, write, speak, and understand English including the ability to make oral presentations to individuals and groups.
6. Ability to relate positively, effectively and appropriately with fellow team members, residents, resident families, community members, and volunteers.
7. Possess a special interest and a positive attitude about working with long-term care residents and the elderly.
8. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
9. Ability to write routine reports, correspondence and is computer literate.
Job Type: Full-time
Pay: $19.00 - $24.10 per hour
