Job Summary
Apply maintenance skills and customer service skills to ensure overall maintenance of the property to ensure that all physical aspects of the property meet all applicable laws as well as the company’s established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting, and drywall. Work may be performed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunities. Reports to the Lead Maintenance/Property Manager.
Responsibilities:
- Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
- Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
- Must have make-ready experience and full rehab experience a plus. Complete Make Readies as assigned.
- Maintain the exterior grounds of the property and pool maintenance.
- During weather freeze warnings or winter storms disconnect outdoor hoses, and drains, and store them in protected areas, winter storms wrap exposed faucets and pipes, including those in the property’s exterior or unheated crawl spaces, attics, garages, and other areas.
- During weather freeze warnings or winter storms maintain the pool keeping the pump running, and make sure all the valves are open as well.
- Conduct a walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
- Prepare for inspections.
- Assist Lead Maintenance in scheduling outside contractors for projects, when necessary.
- Be available for quick response per company policy of on-call duties as required.
- Attend staff meetings as required or requested.
- Sweeping, mopping, and vacuuming floors in communal areas.
- Painting communal areas and exterior walls.
- Disposing of trash found in communal areas.
- Tracking inventory to ensure that you have adequate maintenance supplies.
- Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition.
- Other responsibilities as assigned by the Maintenance Lead or Property Manager.

- Creative Skills – the ability to find the most efficient way to complete a task, continuously look for ways to retain residents, and improve the property within budget requirements.
- Computer Skills – Outlook, Appfolio (we will train), Online ordering of maintenance supplies, etc.…
- Manual Skills – cleaning, groundskeeping, removing snow when needed. Maintenance Skills – plumbing, electric, heating/cooling, carpentry, appliance repair, painting, drywall
- Appliance Repair – Troubleshooting and repair of parts, cleaning lint screen in washer/dryer, pumps, and transmission, water heater troubleshooting, repair, and replacement.
- Carpentry – Proper use of hand and power tools, cabinetry, and door hanging to include installing hardware, closers, hinges, drywall repair and replacement, window repair, door repair or replacement, and replacement, shelving installation.
- Electrical – Able to replace outlets, switches, light fixtures, circuit breakers, photocells, and ballasts, understand and use basic test equipment, and knowledge of fire and security system operation.
- Groundskeeping – Maintain landscaping, replace light bulbs to keep outdoor pathways well-lit, snow removal and salting of walks when needed, operate blower, operate and maintain lawn equipment.
- Housekeeping – Understand and use Material Safety Data Sheets, use cleaning chemicals, clean as required, and maintain cleaning equipment.
- HVAC – Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintaining a type II EPA certification (preferred, may or may not be required on all locations), understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers.
- Plumbing – Basic plumbing repair on copper, PVC, CPVC, toilets, pump replacement, replacement of fixtures, valves, water heater troubleshooting, repair and replacement, and ability to use an electric auger or snake.
- Pool Care – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-offs, first aid, signage, and pump motor repair and replacement.
- Mathematical Skills – Ability to calculate square footage, read proper measurements.
Working Conditions
Work is typically performed at the property with a moderate noise level; however, the noise level will vary at times depending on the assignment. Walking, standing, sitting, crouching, crawling, and climbing is necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights to 100 pounds. It is essential to be safety conscious as there is exposure to moving mechanical parts, fumes/airborne particles, and risk of electrical shock.
Driving Requirements:
- Utilize personal transportation to pick up replacement parts and supplies.
- Maintain a valid driver’s license, car registration, and proper automobile insurance if driving a vehicle for business purposes.
Working Environment:
Constantly outdoors/indoors, in all weather conditions, often for extended periods, and in weather conditions that may make the environment uncomfortable (hot in summer, cold in winter).
Occasional exposure to paint fumes, solvents adhesives, etc. Employees must wear Personal Protective Equipment, rubber gloves, and eye protection, when necessary.
Occasional need to work in awkward confining positions.
Safety Responsibilities:
Learn and ensure compliance with all company, local, state, and federal safety rules.
Ensures that unsafe conditions are corrected promptly.
Qualifications
Qualifications
Education: High School Diploma/GED required.
Work Experience: 1-3 years of prior maintenance experience required.
Must have reliable transportation.
Licenses/Certifications: EPA type I and type II certification, CPO preferred, and valid driver’s license with insurance.

Hand Tools, Wrenches, Hand Drivers, Pliers, Hammers, Chisels & Punches, and Files & Deburring Tools.
Power Tools - Drills & Drivers, Cutters & Saws, and Grinders & Sanders.
Measuring Tools - Calipers & Micrometers, Square, Scale, and Indicators & Edge Finders.
Miscellaneous – Flashlights, Head Lamp, Calculator, Markers & Soapstone, Copper pipe cutters, AC Gages, Notebook, etc...
