Regional Vice President - Multifamily Operations -North Central Region
The Regional Vice President is responsible for overseeing a portfolio of multi-family housing communities (includes 55 blended market-rate / tax credit units) and their on-site teams. The RVP will work to ensure our teams are successful in maintaining both physical and financial occupancies, maintaining the curb appeal, and providing excellent customer service to our existing residents, prospective residents, vendors, and teammates. The RVP will be a core change agent and will work to develop and enhance our on-site teams’ performance while playing a key role in implementing operational efficiencies and various organizational initiatives.
**This is an in-office position in Appleton, WI.**
Essential Duties: (Other duties may be assigned).
- Direct the work of others while implementing the company’s vision and strategy within the assigned portfolio. Able to translate the overall vision into day-to-day execution through on-site team members.
- Responsible for providing direction and executing operational processes and procedures, while building a culture of continuous improvement.
- Collaborate with senior management to establish both short- and long-term objectives for each assigned community.
- Prepares, reviews, and conducts analysis of budget variances while ensuring each community meets or exceeds financial performance targets.
- Directs the overall financial results for the region through expense monitoring, financial statement review, and expense approval. Summarizes key issues and trends while providing possible strategies and solutions to address.
- Ensure federal, state, and local regulatory requirements are met, and all team members are well trained in compliance.
- Ensure and oversee all training leasing, maintenance, and other support team members.
- Track and analyze lease violations, accounts receivable, accounts payable, Fair Housing requests, emergency repairs, risk/loss items guiding teams where support is required.
- Monitor and optimize on-site staffing, guide on-site leaders in performance management, recruiting, hiring, and developing team members.
- Ensure physical occupancy targets are being met, and revenues are managed to ownership objectives.
- Ensure assets are maintained, preserved, and large annual projects are completed to the highest standards.
- Represent the company’s interests by participation in local associations, boards, or other community networking events.
- Evaluate each community continually to determine annual capital improvement needs and priorities.
- Be a change agent in leading assigned teams through larger organizational initiatives such as software changes, and frequent process changes.
- Lead, and guide through the annual budget process.
- Understand market level and industry trends acting as the subject matter expert within the multifamily competitive landscape.
- Visit and inspect assigned communities on a regular basis.
- Negotiate and secure contracts with various vendors for recurring and non-recurring projects and services.
- Investigate, resolve, and/or aid in resolution of resident, prospective resident, or team member concerns.

Skills & Qualifications:
- High school diploma/GED: Required
- Minimum of 3 years multifamily on-site experience in a supervisory capacity: Required
- 5 plus years of multi-site leadership experience: Preferred
- A valid driver’s license: Required. This position requires frequent travel to assigned communities.
- Excellent oral and written communication skills
- Proficient in Microsoft programs suite, and general computer use
- Experience with Yardi: Preferred
- Understanding of vacancy procedure and budget compliance, with strong financial acumen (Must understand what drives P&L): Required.
- Demonstrated ability to manage multiple and complex operational matters daily.
- Multifamily specific designations: Preferred (CPM, CAM, CAPS)
- Expected to carry a mobile phone (Eligible for stipend).
