Job Summary
">The Property Manager plays a pivotal role in the success of our industrial real estate portfolio. Reporting to the Senior Regional Property Manager, this individual is responsible for managing an assigned portfolio and maximizing property performance through efficient operational strategies.
Key Responsibilities
">- Establish and monitor budgets to ensure alignment with company financial goals.
- Provide exceptional customer service to tenants, responding promptly to requests and engaging regularly to maintain high levels of satisfaction.
- Manage vendor partners to leverage scale, minimize costs, and consolidate services across the portfolio.
- Tour properties regularly to ensure maintenance standards are met, liabilities are minimized, and capital projects are completed on time and within budget.
- Develop and manage annual budgets and 10-year capital plans for assigned portfolios.
- Analyze financial performance, approve expenses, and provide strategic spending recommendations.
- Collaborate with asset management teams to minimize downtime and maximize tenant retention.
- Ensure seamless onboarding and offboarding of properties through acquisitions and dispositions.
- Sustainably manage utility consumption, submit data to regulatory agencies as required, and implement green initiatives with tenants and vendors.
Requirements
">- A minimum of 3-5 years of experience in property management, handling customer service and administrative issues related to real estate.
- Experience supervising, directing, and managing vendor partners.
- Proven ability to interpret property-level and corporate documents, such as tenant leases, building plans, and policy manuals.
- Bachelor's degree in Finance, Real Estate, Business Management; CPM/RPA designation preferred.
- Excellent communication and problem-solving skills.
