Overview: The Leasing Manager is responsible for the community’s or region’s marketing needs, the development and implementation of a marketing and leasing program and the training and productivity of the leasing staff.
Employee Type: Full Time
Schedule: Sunday-Thursday 10am-6pm (subject to change based on business needs)

Minimum Required Qualifications:
- High school diploma or equivalent, College degree preferred
- 3 years’ experience in property management
- Strong interpersonal skills
- Proficient in computer programs, including Microsoft Office and Yardi
- Ability to work with minimal supervision
- Well organized with excellent time management skills
- An in-depth knowledge of all rules, regulations and laws regarding property management
- Valid NJ real estate salesperson license
- Maintain regular and punctual attendance
- Work over-time hours as required to complete assignments/projects

Essential Job Functions:
Marketing
- Establish and meet leasing goals that reach or exceed budgeted occupancy for the community
- Reduce vacancy loss by encouraging immediate move-ins and utilizing other strategies
- Maintain current knowledge of market and competitor properties and ensure that leasing staff is equally as knowledgeable so that all presentations properly position the community’s competitive advantages.
- Complete and review shopping reports with leasing staff.
- Maintain a professional, friendly, and inviting atmosphere in the leasing center
- Recommend leasing specials to upper management as needed
- Promulgate apartment availability, pricing, and concession information among staff
- Coordinate promotional events as needed with site staff
- Review all advertising and press releases for accuracy and effectiveness
- Walk the property daily to inspect the leasing path and ensure curb appeal and presentation quality. Alert upper management to issues as needed. This includes all signage, lobby, leasing center, amenity areas, model homes, common corridors and made-ready homes.
- Keep accurate records of customer traffic and leases daily using property management software system (Yardi)
- Prepare, present, and distribute daily and weekly leasing reports to upper management team using report templates as provided by upper management
- Ensure execution of all promotional programs as directed by upper management
Leasing
- Meet and qualify all prospective residents and obtain necessary guest card information
- Conduct property and apartment tours with prospective residents
- Ensure Fair Housing and company policy compliance throughout all leasing presentations
- Answer phone promptly and courteously and maintain the phone traffic recording for prospect phone calls and visits
- Follow-up with prospective residents daily. Maintain acceptable call to visit and visit to application “closing ratio"
- Complete lease paperwork in accordance with company policies
- Verify lease applications through use of credit check service and online application portal
- Maintain compliance of lease application criteria
- Prepare accurate lease packages in a timely manner
- Assist residents with lease signing, move-in orientation, and apartment inspections as needed
- Prepare and distribute lease renewals
- Motivate leasing staff
Administration
- Inspect made-ready apartments to ensure quality a minimum of 3 days prior to scheduled resident move-in
- Coordinate with Property Manager and Maintenance Manager to ensure timely apartment turnover to accommodate move-ins and minimize vacancy
- Ensure accurate and timely reporting of move-ins and move-outs.
- Prepare resident/prospect correspondence as needed
- Maintain a complete resident file for every resident
- Maintain general office files
- Work with leasing staff to prepare and distribute accurate daily and weekly reports to upper management team
- Assist in the preparation of monthly financial reports, as needed
- Attend scheduled owners’ meetings, staff meetings and resident meetings as required
- Complete other duties as assigned by upper management
- Manage work schedules of leasing staff to optimize property coverage
- Monitor promotional material and office supply inventory. Alert upper management when additional materials or supplies are needed
Resident Relations
- Receive and report service calls promptly
- Review outside and intra-company correspondence
- Assist in responding to prospective resident complaints as directed by the Property Manager and/or Maintenance Manager
- Assist in the planning and execution of resident functions as required
Safety
- Learn and ensure compliance with all company, local, state, and federal safety rules
- Ensure that unsafe conditions are corrected in a timely manner
- Direct staff to follow a “safety first” principle
