The anticipated base salary range for this position is listed below. Total compensation may also include a discretionary performance-based bonus. Note, the range takes into account a broad spectrum of qualifications, including, but not limited to, years of relevant work experience, education, and other relevant qualifications specific to the role.
$140,000.00 - $165,000.00

Essential Job Duties
- Lead, manage and execute established real estate leasing plans for a regional portfolio of industrial properties, including warehouses and distribution centers.
- Develop and maintain a positive and trusting relationship with brokers in the designated markets.
- Develop and maintain strong relationships with potential and existing tenants, understanding their needs, and providing tailored property solutions.
- Become a market expert regarding market conditions such as rents, available product, supply pipeline, demand drivers, major tenants, absorption, and general economic trends. Conduct thorough market research to identify such trends, competing properties, and potential opportunities for leasing.
- Participate in MLA preparation and discussion to set market leasing rates across regional portfolio on a quarterly basis.
- Negotiate lease terms and rental rates with potential tenants, ensuring favorable outcomes for both the company and the tenants.
- Ensure that all leases are financially structured to maximize profitability and minimize risk through financial modeling and analysis relative to underwriting, budget, and market conditions. Such analysis includes the comprehensive review of client financial statements including P&Ls, balance sheets and statements of cash flows.
- Work with legal to prepare/draft lease documents, including proposals, leases, amendments, license agreements, and others, ensuring all terms and conditions are clearly defined and met.
- Develop and implement marketing strategies to attract potential tenants, including online listings, brochures, and networking events.
- Prepare regular reports on leasing activity, market conditions, and portfolio performance for senior management.
- Assist with leasing assumptions/underwriting and marketing process for new acquisitions.
- Collaborate with asset management and construction teams to develop and implement make-ready strategies and tenant improvement projects.
- Work closely with property management to ensure smooth leasing processes and tenant satisfaction.
- Participate in professional industry/trade organizations, including attendance at industry events on a regular basis.
- Minimum of 3 years in industrial property leasing or asset management, with a strong track record of successful lease negotiations.
- Bachelor’s degree in real estate, business, finance, or a related field.
- Excellent communication and interpersonal skills, including strong negotiation skills and attention to detail.
- Strong analytical and market research abilities.
- Proficiency in leasing software and tools (e.g., Yardi, Excel).
- Ability to manage multiple leasing transactions simultaneously while maintaining a high level of organization.
- Ability to travel domestically as required.
- Solid demonstration of the Ares CREST values.
