Company Overview:

PineTree Asset Management (PTAM) is a newly established real estate investment firm focused on acquiring, repositioning, and managing workforce and middle-income multifamily housing across South Florida.

PTAM targets underperforming multifamily assets in the Miami-Fort Lauderdale-West Palm Beach corridor, leveraging a vertically integrated platform that includes in-house property and asset management. By combining institutional discipline with entrepreneurial agility, the firm aims to unlock value in a market segment often overlooked by larger institutional investors.


Position Overview:

This is a unique opportunity to join a newly formed firm at its inception and play a pivotal role in its growth and success. As an Associate/Senior Associate, you will be instrumental in executing PTAM’s multifamily investment strategy, with direct involvement in acquisitions, asset management, and operational optimization. Working closely with senior leadership, you will help drive PTAM’s growth trajectory and directly contribute to the firm’s success.

We are seeking an entrepreneurial, proactive individual who thrives in a fast-paced, high-growth environment. The ideal candidate must possess strong analytical skills, a proactive mindset, and excellent communication and relationship management abilities. You must be comfortable engaging with diverse stakeholders, including investors, brokers, potential partners, on-site property teams, and third-party service providers. Above all, a genuine passion for real estate is essential to excel in this role.


Key Responsibilities:

Acquisitions & Transaction Execution:

  • Financial Analysis: Perform underwriting for potential value-add and opportunistic multifamily investments, creating detailed cash flow models to evaluate equity, debt, and joint venture structures.
  • Market Research: Conduct in-depth market research to identify demographic trends and acquisition opportunities. Leverage internal and external data to target underperforming assets with strong value-add potential.
  • Sourcing Support: Assist senior management in sourcing multifamily opportunities, including networking with brokers, identifying off-market deals, and assessing alignment with PTAM’s investment criteria.
  • Deal Structuring & Documentation: Prepare investment decks, assist in structuring transactions, negotiate terms, arrange financing, and oversee closing processes. Contribute to reviewing key transaction documents (LOIs, PSAs, Loan Agreements, Co-GP/JV Agreements).
  • Due Diligence Management: Drive the full scope of business, financial, legal, and confirmatory due diligence through closing, coordinating with internal teams and external service providers to ensure timely, accurate completion.


Asset Management:

  • Budgeting & Performance Monitoring: Develop and track property budgets, key performance metrics, and variance analyses.
  • Strategic Operations: Collaborate with senior management to identify revenue optimization strategies, explore new income streams, and implement cost-saving measures to improve NOI and CoC returns.
  • On-Site Coordination: Conduct property inspections and maintain regular communication with on-site teams to ensure day-to-day operations align with overall business plans.
  • CapEx Improvements: Oversee renovations and other value-enhancing initiatives, managing timelines, budgets, and ROI to remain consistent with the business plan.
  • Property Management Systems: Oversee effective use of platforms (e.g., AppFolio) to streamline tenant management and daily operations.
  • Loan Monitoring: Monitor loan covenants, manage reserve draws, and fulfill lender reporting requirements.
  • Accounting Oversight: Ensure financial reconciliations and month-end closings are completed accurately and on schedule, coordinating with bookkeepers and the accounting team.
  • Reporting & Best Practices: Develop and distribute asset management reports and build systems to streamline recurring processes.


Investor Relations & Reporting:

  • Investor Communications: Prepare compelling quarterly updates and presentations, addressing investor inquiries and project timelines, including ad-hoc analyses as needed.
  • Cash Flow Forecasting: Project cash requirements and coordinate variances with fund accounting teams.


Qualifications & Experience:

  • Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
  • Advanced degrees (MBA or Master’s in Real Estate) are a plus but not required.
  • 5 years of relevant experience in real estate investment, asset management, private equity, or investment banking, with a focus on multifamily assets.
  • Proven track record in underwriting, transaction execution, and asset management.
  • Advanced proficiency in Excel (including advanced financial modeling), PowerPoint, and Word.
  • Familiarity with industry tools such as CoStar, Appfolio, Yardi or Reonomy is preferred.
  • Excellent written and verbal communications–in person or via email or presentation
  • Excellent at collaborating with a team of people, internally and externally
  • Proficiency in Spanish is a plus but not required.
