OVERALL FUNCTIONS: Primary responsibilities encompass hands-on maintenance of the community, including thorough inspection, repair, and general upkeep of apartments and other interior/exterior areas. This role functions as a "team leader" for the general maintenance staff, delegating tasks, supervising, and directing the department's work.

ESSENTIAL PERFORMANCE SKILLS, DUTIES, AND RESPONSIBILITIES: Lead and supervise community maintenance staff. Involved in hiring, interviews, training, and performance reviews of maintenance staff. Address disciplinary problems and employee relations issues in accordance with company policy. Ensures that the maintenance staff is performing to company standards and service requests are handled in a prompt, courteous and efficient manner. Company standard is to complete service requests within 24 hours. Prepare or assist in preparing all market-ready apartments, including painting, carpet cleaning, general repairs, and housekeeping, within the company standard time frame of 3-5 days. Conduct regular community inspections and prepare weekly/monthly status reports. Recommend repairs or replacements for any interior and/or exterior areas. Understand and adhere to budget constraints. Work with Property Management leadership in maintaining and monitoring the Budget Control Log. Responsible for the proper use and care of all company tools, equipment, and vehicles. Responsible for various preventative maintenance functions and record activity in the maintenance log. Monitor the maintenance and upkeep of all mechanical equipment on the properties, including water heaters and HVAC units. Perform various maintenance functions such as electrical installations, pool maintenance, light carpentry/construction, re-keying and mastering door locks, repairing furnaces and air conditioners, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repair, minor roof repairs, etc. Perform on-call emergency service as required. Work along with the general maintenance staff in maintaining grounds and common areas, keeping them free of trash and debris. Must have the ability to complete an assigned task safely and in a constant state of alertness and must understand and follow all safety rules. Order and control maintenance inventory. Assist in monitoring capital improvement projects. Must be regular and predictable in attendance. Must be able to work in a cooperative manner with co-workers, supervisors, Community Managers, Regional Managers and residents. Work professionally, efficiently and effectively under deadlines and productivity standards. Ensure that maintenance staff perform duties safely, efficiently, and according to company productivity and safety standards. Understands and complies with Fair Housing laws and standards. Attend and participate in training programs as requested. Assist with and attend communitysponsored resident activities and functions. Assists the Executive Director of Facilities, Community Manager and/or Regional Manager on special maintenance projects as necessary. Performs other related duties as required and follows all company policies and rules. Represent the company professionally at all times. Consistently maintain a professional courteous attitude when dealing with residents, co-workers, and the public. Performs other related duties as required and follows all company policies and rules. JOB QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Knowledge/Experience: A high school diploma or equivalent is required. A minimum of three years of verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary, preferably in multifamily property management or related fields. Supervisory experience is required. Excellent communication and interpersonal skills are required. Machines, Tools and Equipment, Software: Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles. General working knowledge of Yardi and MS Office software, including Word, Excel, Outlook, and PowerPoint. Licenses/Certificates: A valid drivers license and a good driving record along with auto insurance are required. Must be EPA or CFC certified. Other Requirements: As a member of the Arlington Properties team, you serve as a representative of our company. Must work cooperatively, respectfully, and professionally with co-workers, supervisors, Community Managers, Service Managers, Maintenance Technicians, and Regional Managers.

PHYSICAL AND VISUAL ACTIVITIES: The ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, pushing, pulling, and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory are required. Must be able to lift and work heavy equipment and utilize a ladder as required.

WORKING ENVIRONMENT: The Regional Service Manager will work in a variety of settings, including office environments, residential properties, and occasionally outdoor locations. The role requires a balance of desk-based administrative work and on-site evaluations or inspections. The working environment can involve exposure to construction sites, maintenance facilities, and varying weather conditions. The candidate must be prepared to navigate different physical spaces, from high-rise buildings to ground-level units. Flexibility to adapt to a dynamic work schedule and travel between properties is essential. While performing the duties of this job, the employee frequently works in outside weather conditions and is frequently exposed to the risk of electrical shock. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to fumes or airborne particles.
