Article Student Living is looking for an experienced and dynamic Vice President of Facilities and Capital Projects to lead facilities maintenance operations and capital improvements across our growing student housing portfolio. You will oversee long-term maintenance strategy, capital project execution, budgeting, and vendor management while ensuring the highest quality, safety, and compliance standards. You will report to the Chief Operating Officer.

You will be based onsite at our Fulton Market home office (4-5 days per week) and travel up to 50%.
Responsibilities:
Facilities & Maintenance Management:
Oversee daily facilities operations, ensuring efficient building systems, maintenance, and resident services.
Develop and implement preventative maintenance programs to maximize asset longevity.
Ensure compliance with all local, state, and federal building codes, safety regulations, and environmental guidelines.
Capital Project Oversight:
Lead all capital projects, including renovations, retail buildouts, and remediation, from planning to completion.
Develop project budgets, timelines, and resources, ensuring within-budget execution.
Work with architects, contractors, and vendors to resolve project challenges.
Strategic Planning & Budgeting:
Align facilities and capital project goals with company strategy.
Manage departmental budgets, identifying opportunities for cost savings.
Prepare financial reports for executive leadership, highlighting project performance and budget variances.
Vendor & Contractor Management:
Negotiate contracts with service providers, ensuring performance, quality, and cost-effectiveness.
Hold vendors accountable for budget-conscious service delivery.
Resident Experience & Risk Management:
Ensure maintenance and capital projects enhance the resident experience and satisfaction.
Collaborate with property management teams to address resident concerns.
Implement risk management and safety measures to minimize disruptions and ensure compliance.
Team Leadership & Development:
Lead a high-performing team of Regional Maintenance Managers and Capital Project Managers.
Foster collaboration, accountability, and progress within the facilities team.
Provide mentorship and development opportunities to ensure team success.
Salary:
$125,000 - $165,000 annually
Job Requirements:
Bachelor's degree in Facilities Management, Engineering, Construction Management, or a related field.
Minimum 10 years of experience in facilities management, capital project management, or a related role, with at least 5 years in a leadership capacity in multi-family or commercial real estate.
Collaborate with senior executives, vendors, and diverse teams.
Experience managing large budgets and capital expenditures.
Expertise in project management, including scheduling, budgeting, risk management, and reporting.
In-depth knowledge of building systems, construction, and maintenance operations for multiple building types.
Make informed and strategic decisions.
Experience in basic computer applications and software programs, Procore, and Profiler, in addition to Excel and MS Project experience.
Can safely navigate conditions at a construction site, including climbing ladders, cluttered areas, working in bad weather, hazardous areas, dark conditions, and maneuvering uneven surfaces to inspect progress.
