Assistant Maintenance Technician

Position: Assistant Maintenance Technician

Location: Port Arthur, Texas 77642

Starting Salary: $20-21/hour

Responsibilities:
Service Requests/Maintenance:

• Address routine service requests within a 24-hour period.
• Respond promptly to emergency service requests.
• Schedule and execute preventative maintenance projects in a timely manner.
• Possess knowledge in HVAC, electrical, plumbing, appliance repair, irrigation, carpentry, lighting, and exterior extermination.

Apartment Turns:

• Complete painting and caulking.
• Schedule cleaning with housekeeper or complete it.
• Inspect and address appliances and light fixtures.
• Repair or replace damaged items.
• Conduct any necessary maintenance to ensure units are "market ready."
• Communicate potential issues, such as carpet and vinyl replacement, to the maintenance supervisor.

Property Appearance and Maintenance:

• Maintain the appearance of the office, clubhouse, and models.
• Ensure fitness center cleanliness and upkeep.
• Preserve the appearance of pool areas, laundry rooms, restrooms, picnic areas, tennis courts, and other amenities.
• Maintain the exteriors, breezeways, walkways, doors, rails, and property lighting.
• Inspect lighting fixtures weekly.
• Complete special property projects assigned by the manager.

Resident Relations:

• Interact with residents professionally and amicably.
• Participate in resident activities.

On-Call:

• Assist with on-call responsibilities for emergency coverage during evenings, weekends, and holidays.
• Enforce company policies and procedures.

Note: Responsibilities may vary depending on property requirements and staff size. The Assistant Maintenance Technician is also expected to act as the "acting maintenance supervisor" in the Lead Maintenance Supervisor's absence.
