Our commercial property management client is searching for a Maintenance Engineer to join their team fulltime.
This role is essential in ensuring the functionality, safety, and aesthetic appeal of a Class-A Corporate campus. The ideal candidate will possess a strong background in maintenance tasks, demonstrate excellent customer service skills, and have the ability to work independently as well as part of a team.
Essential Responsibilities :
- Oversee and ensure all common area building systems (i.e., elevators, HVAC, life safety equipment, etc.) are maintained and in operation
- Take systems in and out of service in preparation of vendors performing work as needed
- Proactively address any building issues with appropriate staff or vendors in order to run the building in an efficient and Class A fashion
- Perform and complete service / work orders in a timely fashion including general repairs, painting, etc.
- Responsible for implementing agreed preventive maintenance program
- Maintain appropriate logs, ledgers and data as required or as needed to communicate vital information pertaining to the operations, building systems / equipment, major projects, etc.
- Performs general trades work (i.e., plumbing, electrical, carpentry, etc.) in facility as required.
- Performs routine facility inspections for conformance with operational and safety requirements and standards. Oversees and ensures all common area building systems (i.e., elevators, HVAC, life safety equipment, etc.) are maintained and in proper code-compliant operation.
- Effectively assist Property Management team with capital improvement projects including meeting with potential contractors, preparing a scope of work for RFP process and supervising contractors during project ensuring that all alterations are performed in accordance with building standards, local code requirements, ADA compliance and environmental concerns
- Work with Property Managers to renew, procure bids, negotiate and supervise the scope of vendor service contracts and ensure the proper parties respectfully administer these responsibilities in a timely manner
- Responsible to maintain buildings as energy efficiently as possible
- Oversee vendor compliance and quality of work
- Ensure and enforce compliance with building rules and policies and procedures
- Ensure the highest possible standards of property maintenance and appearance by conducting regular property inspections
- Participate in on-call rotation by actively monitoring after hours emergencies and participate in the coordination of necessary response as needed
- Communicate professionally and effectively with management office, co-workers, clients, tenants, building occupants, contractors and vendors
- Ensure excellent customer(tenant) service and timely address any complaints or work orders; follow up to ensure tenant satisfaction
- Read and interpret safety / employment manuals and other work-related documents including blueprints, drawings and plans
- Perform other work-related duties as assigned
- Familiarity and experience with BAS (Building Automation Systems) is a plus-having the computer / technical skills that allow one to understand the programming is even better!
40-hour work week schedule with opportunity for Overtime
