Job Summary:
The Home Repair Project Manager is a specialist role reporting to the Home Repair Director. This role does not have any AAHH staff as direct reports. This position will handle communication and management for approved partner families in the home repair pipeline, develop assigned projects to contract and manage assigned projects to completion. The Home Repair Project Manager will collaborate with AAHH peers to effectively serve AAHH Partner Families.
To be successful in this position, the applicant must have a thorough knowledge of home repair and remodeling, excellent project planning/organizational skills, and effective communication skills.
ESSENTIAL FUNCTIONS:
Pipeline
The work is done inside an office setting as well as outside on a construction site. Office work is based at AAHH Administrative Office located at 33 Meadow Rd., Asheville, NC. Construction sites may result in exposure to dirt, dust, dampness, construction debris, extreme temperatures, construction noises, fumes and odors from construction materials.
This is a full-time exempt position requiring some availability outside of 7:30am-4pm workday.

ESSENTIAL FUNCTIONS:
Pipeline
- Maintain digital and hard copy home repair partner family's job files
- Update and maintain data in Asheville Regional Coalition for home repair (ARCHR) platform
- Refer home repair partner families to outside organizations for additional services when possible
- Responsible for completion of initial site inspections
- Responsible for creation of project scopes of work based on approved program
- Create home repair contracts and handle contract signings and partner fee collections
- Provide quarterly project plan to Home Repair Director
- Schedule and manage assigned home repair projects to ensure timely completion and fulfillment of program goals
- Assign supervisors and subcontractors to projects.
- Schedule approved warranty work for home repair projects
- Provide Administrator with proper volunteer needs to support supervisors.
- Work with project supervisors to determine volunteer needs and welcome volunteer groups on-site when needed
- Act as project supervisor on home repair projects when needed
- Convene home repair operations team meetings and provide meeting summary to Home Repair Director
- Work in conjunction with Home Repair Director and other AAHH departments to maintain current and accurate program data sources.
- Assist where necessary in other construction services activities
- Perform other duties as may be assigned
- Commitment to the mission and values of AAHH
- Commitment to racial and economic justice and experience working with diverse stakeholders
- At least 5 years experience in the remodeling and repair of houses with a thorough knowledge of sound construction procedures and standards
- Ability to manage multiple complex and time-critical processes, funding requirements and relationships to complete projects on time and on budget
- Exceptional attention to detail
- Excellent verbal and written communication skills.
- Excellent computer skills including proficiency with spreadsheets, Microsoft Office software, and construction project management programs
- Professional experience with Habitat for Humanity
- NC General Contractors License with knowledge of local building codes
- Strong team orientation with excellent communication skills
- Demonstrated skill in managing subcontractor relations for a nonprofit organization

- See and judge distances and space relationships
- Independently operate motor vehicles
- Valid driver’s license, good driving record and own reliable transportation with current insurance
