What You’ll Do:
As a Construction Estimator / Project Manager, you’ll play a key role in cost estimation and management of custom residential projects. From accurate cost estimating to overseeing project execution, you’ll ensure each build stays within budget, meets high-quality standards, and is completed on time.
Key Responsibilities:
- Estimating & Budgeting: Develop accurate, detailed cost estimates for materials, labor, and other resources based on project plans and specifications. Ensure all aspects of the project are included in the estimate and identify potential cost-saving opportunities while maintaining quality.
- Cost Analysis: Perform ongoing cost tracking, adjusting for change orders, and managing expenses to stay within the agreed-upon budget. You’ll also provide regular budget updates and reports to clients and internal teams.
- Vendor & Subcontractor Coordination: Source, negotiate with, and manage subcontractors and suppliers. You’ll obtain pricing, manage contracts, and ensure that all parties meet project timelines and quality expectations.
- Project Management: Oversee the day-to-day operations of custom home builds, including managing project timelines, coordinating with subcontractors, and ensuring all work is completed according to plan. Your leadership will ensure that projects run smoothly from start to finish.
- Scheduling & Coordination: Develop and manage project schedules, ensuring that all materials, subcontractors, and vendors are aligned, and work is completed on time. Proactively address any delays or issues that may arise, adjusting schedules as necessary.
- Client Communication & Collaboration: Serve as the main point of contact for clients throughout the project lifecycle. You’ll provide regular updates, manage expectations, and ensure that clients' needs are met, ensuring a seamless experience from concept to completion.
- Quality Control & Problem Solving: Oversee the worksite to ensure construction meets the highest standards of craftsmanship and adheres to all codes and specifications. Address any issues promptly and resolve problems to keep the project on track.
- Risk Management: Identify and mitigate potential risks that could affect project timelines, costs, or quality. You’ll proactively ensure that all projects comply with local building codes, regulations, and safety standards.
What We’re Looking For:
- Experience: You have 5–10 years of experience in both construction estimating and project management, particularly in the custom residential or luxury home sector. You’re well-versed in managing complex, high-end projects from start to finish.
- Strong Estimating & Budgeting Skills: You’re highly skilled in preparing detailed, accurate estimates and managing project budgets, tracking costs, and finding efficiencies without compromising quality.
- Project Management Expertise: You have hands-on experience managing all aspects of construction projects, including scheduling, resource allocation, subcontractor coordination, and quality control.
- Communication Skills: You’re an excellent communicator, able to manage client relationships, coordinate with subcontractors, and lead project meetings. You can effectively present project updates and manage expectations at all levels.
- Problem-Solving Ability: You are quick on your feet when challenges arise and can find innovative solutions to keep the project moving forward.
- Proven Leadership: You have experience leading teams and contractors, ensuring everyone is on track and aligned with project goals.
- Knowledge of Luxury Construction: You understand the unique needs of custom and high-end homes, from specialized materials and finishes to advanced building techniques.
- Technology Proficiency: You’re comfortable using construction management software (e.g., Microsoft Excel, Outlook) to track budgets, schedules, and documentation.
