Associa is currently looking for an experienced Assistant Property Manager to join our Rhome team at SPM Residential Services in Wilmington, NC.The Assitant Property Manager assists in the management and operations of a diverse portfolio of multifamily properties. This key role involves implementing strategic initiatives, optimizing property performance, and ensuring tenant satisfaction across the entire portfolio. The Property Manager will lead a team of vendors, manage budgets, and maintain strong relationships with stakeholders to uphold the highest standards of property management and resident experiences. The Assistant Property Manager will play a pivotal role in ensuring the success and profitability of the multifamily property portfolio through effective management, strategic planning, and exceptional leadership, maintaining high standards of property operations and resident satisfaction across the portfolio.

- Assist in overseeing daily operations of assigned properties to optimize resident satisfaction.
- Implementing effective marketing and leasing strategies for maximum occupancy and rental income.
- Supervising maintenance and repair activities to ensure well-maintained properties.
- Conducting regular property inspections to identify and address maintenance needs, including move in and move out inspections.
- Collaborating with vendors for quality services and cost-effectiveness.
- Ensuring compliance with all local, state, and federal laws and regulations.
- In-depth knowledge of property management principles, practices, and regulations.
- Effective communication and interpersonal skills.
- Proficiency in property management software and Microsoft Office Suite.
- Strong problem-solving abilities and attention to detail.
- Capable of working both independently and collaboratively within a team.
- Demonstrated expertise in budget management and financial reporting.
- Exceptional customer service skills.
- Flexibility to work weekends and evenings as needed.
- Minimum 3 years of property management experience.
- Requires a current and active North Carolina real estate broker license.
