JOB SUMMARY
This is a brief synopsis of overall job duties.
This person provides assistance to the Maintenance Supervisor to assure that all equipment continues to run safely and properly. Will need to work to maintain a safe environment for all residents and staff.

Qualifications
JOB SPECIFICATIONS
Qualifications:
- Must be at least 18 years of age.
- Background clearance mandatory (TB, Drug Screening, Physical)
- Ability to work all power tools is highly recommended
- Must be able to drive and have a valid driver’s licenses
- Must be able to communicate with staff and residents effectively
- Must be able to look around and spot hazards and fix immediately
- Able to fix things without being supervised
- Have knowledge in carpentry, electrical, plumbing is highly recommended
- Be willing to try to fix things first before calling in help
Education- Certificates, Licenses or Registrations:
- Must possess, as a minimum, a high school diploma or its equivalent
- Must be willing to take class on underground tanks
- Must be willing to take training with fire marshals
Experience:
- 1 year of maintenance experience is preferred but not required.

- Ability to maintain composure in stressful situations.
- Ability to make decisions and accept responsibility for the consequences.

Maintenance Assistant Duties and Responsibilities include the following: (Other duties may be assigned.)
- Check board for jobs needed to be done and prioritize them.
- Check grounds for trash. Empty waste containers every Monday and Friday and in between when needed.
- Record generator readings.
- Record underground fuel tank readings and make sure they are meeting requirements.
- Fill the pop machine every Friday.
- Check rooms for needed repairs. Record when they are done and give to supervisor.
- Once a week check and replace all light bulbs, especially at the exit areas (2 light bulbs in signs). Make sure this includes clinic and outdoor lights.
- Sweep off north patio on Friday and one other time during the week during decent weather.
- If snow will spread ice melt and clean snow off of sidewalks.
- Clean off delivery area (cemented areas) as needed.
- Be on call every other week and fill in the absence of the Maintenance Supervisor.

Physical and Sensory Requirements
- Must be able to bend, stoop, lift, walk, sit and stand intermittently throughout the workday.
- Subject to frequent interruptions.
- Must be able to speak and write the English language in an understandable manner
- Must be able to cope with the mental and emotional stress of the position.
- Must function independently and have flexibility, personal integrity, and the ability to work effectively with the residents, personnel and other staff members
- Must meet the general health requirements set forth by the policies of this facility which include a medical and physical examination.
- Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times, hostile people within the facility.
- Must be able to push, pull, move, and/or lift a minimum of 50 pounds to a minimum height of waist level and be able to push, pull, move, and/or carry such weight.
- May be necessary to assist in the evacuation of residents during emergency situations.
Contribute to facility efforts to maintain and/or improve quality of care through participation in the following:
- Attend mandatory in-services.
