What are the responsibilities and job description for the Maintenance Crew Lead (Level 3) position at Avalon Nature Preserve?
Property & Grounds Maintenance
· Receive daily written or verbal assignments from manager for the maintenance of grounds, trails and roadways according to weather and maintenance schedule.
· Assist manager to implement and oversee work assignments and workload of the maintenance department; Inspect work assignments/product, provide feedback and guidance; Keep manager apprised of all work status and feedback.
· Conduct assessments and evaluations of the preserve grounds and trails to determine maintenance needs, repairs and corrective actions; Plans, implements and logs all maintenance and repairs of the preserve property and grounds.
· Help to implement and track progress of special projects, keeps manager apprised of the status.
· Coordinate with contractors / vendors and maintain schedule/calendar for work/services; Monitor contractors / vendors and inspect / evaluate work progress and completed work.
· Emergency response during off hours / weekends as needed.
· Assist manager with dumpster exchange, removal, and placement.
· Perform other related duties as assigned.
Vehicles & Equipment Operation and Maintenance
· Responsible for conducting the maintenance of vehicles and equipment according to weather and maintenance schedule; Keep manager apprised of status and record all maintenance in software log. Assist the maintenance manager with delegating and overseeing vehicle and equipment maintenance duties.
· Safely and effectively utilize proper knots, ropes, straps, chains, etc. for securing transport loads, towing / pulling, and hoisting of material.
· Inspect equipment and vehicles before, during, and after use to ensure safe and proper working condition; Report and repair equipment / vehicle maintenance as scheduled or instructed.
· Safely and effectively operate and maintain small, medium, and large landscaping equipment & tools, vehicles, and larger equipment & machines, such as: excavator, skid steer, heavy load trailering/transport, vehicles with lift gates, tractors, dump truck for material moving/loading/transport, woodchippers, chainsaws for tree-felling and limb pruning, skid steer, small equipment trailering, implements and counterweights, including rotary brush mower, box graders, flail mower, 4-1 bucket, pallet forks.
Machine Maintenance
· Responsible for conducting the maintenance of machines according to weather and maintenance schedule; Keep manager apprised of status and record all maintenance in software log; Assist the maintenance manager with delegating and overseeing machine maintenance duties.
· Check fluids and for leaks – oil, hydraulic fluid, anti-freeze, clean/wash; Check & clean air filters; Grease machines; Check belts; Sharpen blades
· Conduct chemical and supplies inventory check (oil mix, weed wacker string, other supplies, etc.).
Safety Compliance, Enforcement and Commitment
· Expertise in the identification and effective / proper use of personal protective equipment (PPE) for individual tasks.
· Compliance, enforcement and continual commitment to company policy and safety protocol at all times; Report any incidents or concerns immediately to manager.
· Assist the maintenance manager with maintenance staff training of safety protocol, proper and effective use of personal protective equipment (PPE), and proper equipment operation; Ensure proper equipment and supplies are utilized for tasks; Help to implement actions to improve group safety and efficiency.
Administrative
· Fill out service request form as needed.
· Ensure all work orders are completed in a timely manner and keep manager apprised of status.
· Ensure supply requests are forwarded to the manager for approval and purchase Assist manager with submitting supply requests to the office for timely purchase.
· Assist manager with expense report preparation and receipt retention.
· Assist manager with obtaining estimates for material/equipment and contracts for services.
· Assist manager with purchasing supplies and material within approved budget to help ensure adequate supply levels are maintained at all times.
· Contribute to design aspects, planning and suggestions for improvement.
Supervisory Responsibilities:
Assist with field supervision of maintenance staff 1 and 2, provide guidance on work assignments and tasks.
Qualifications:
· Excellent communication (verbal and written), analytical and problem-solving skills.
· Ability to identify issues and determine repairs that are needed.
· Ability to read blueprints and drawings.
· Knowledge of various trades, methodologies, applications, tools and equipment, including electrical, plumbing, carpentry, construction, masonry, landscape, hardscape, horticulture, machine and equipment operation and maintenance, and well / irrigation systems.
· Proficient computer skills (Microsoft Office, project management software, email, etc.)
· Ability and willingness to work outdoors for long periods of time in variable / adverse weather conditions.
· Well-rounded with practical hands-on maintenance skills.
· Knowledgeable with greenhouse/hoop house construction.
· Demonstrate a positive attitude and leadership skills; Work cohesively as a team.
· Knowledge and interest in landscaping maintenance preferred.
· Ability to lift heavy objects and remain physically active throughout the day.
· Mathematical and reasoning ability - ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals; Ability to apply common sense to problem solve and carry out written or verbal instructions.
· Strong work ethic and focus, careful attention to detail.
· Must have a valid NYS drivers license.
Physical Demands:
While performing the duties of the job, the employee is regularly required to stand; walk long distances; utilize hand and finger dexterity; talk and hear. The employee is frequently required to reach with hands and arms. The employee is occasionally required to sit; climb or balance; and frequently required to stoop, kneel, crouch, or crawl.
The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 50 pounds while using proper equipment and assistance to avoid straining. Occasionally, the employee must lift and/or move up to 75 pounds and rarely lift and/or move up to 100 pounds using proper equipment and assistance.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Additional Requirements Include:
- Ability to hear and respond quickly to sounds.
- Ability to move safely over uneven terrain or in confined spaces.
- Ability to work in inclement weather.
- Ability to wear personal protective gear correctly, when required.
Education / Experience:
· High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
· Seven (7) years of on-the-job related experience and/or training; or equivalent combination of education and experience.
