About the floating assistant property manager position with Avenue5 in the MidAtlantic:
We’re looking for a talented floating assistant property manager who will be responsible for assisting with compliance-related activities, property operations, and administrative support across multiple communities. This includes ensuring efficient operations, ensuring compliance of various affordable programs, overseeing supplier contracts and maintenance, lease administration, monthly reporting, and ensuring a positive experience for the residents, associates, and property owners.
- Assist with the day-to-day operations of multiple properties
- Assist with leasing activities as needed, including processing move-ins, move-outs, and lease renewals
- Process and maintain resident files in accordance with affordable housing program requirements, including income certifications, recertifications, and compliance audits
- Maintain accounts receivable, including collecting rent, posting rent, making daily bank deposits, and maintaining a balanced, accurate rent roll
- Audit lease agreements, resident files, and compliance documentation for accuracy and regulatory adherence
- Collect delinquent account balances from previous residents.
- Process evictions, which includes processing all necessary paperwork, serving notices, and attending court hearings.
- Lease apartments as needed.
- Conduct property inspections to ensure safety, cleanliness, and regulatory compliance
- Manage resident relations and assist in resolving resident concerns related to compliance, lease agreements, and rent payments
- Assist with administrative tasks, including preparing presentations, coordinating meetings, and maintaining office organization
- Provide coverage and support for property management teams during absences or high-volume periods
- Works with various internal teams to create PowerPoint presentations as well as Excel spreadsheets and other documents for professional presentations and company use.
- Make arrangements for meetings including meals, supplies and other details.
- Participate in special projects as requested.
- Ensure adherence to all applicable local, state, and federal laws, including Fair Housing regulations
- May perform other duties as assigned
Education and Experience:
- High school diploma is required; bachelor’s degree is preferred
- Two to three years of experience in property management and affordable housing compliance is required
- Strong knowledge of HUD, LIHTC, Section 8, and income-restricted housing regulations is required
- Real estate license is preferred or may be required in some locations
- Prior experience with Yardi Voyager or another equivalent system is preferred
Skills and Requirements:
- Advanced proficiency in Microsoft Office Suite, including Outlook, Word, PowerPoint, and Excel
- Excellent interpersonal and customer service skills to effectively communicate with all levels of management, residents, and external agencies
- Strong organizational and time-management skills with the ability to multitask in a fast-paced environment
- Sensitivity to confidential matters and regulatory requirements
- Ability to work independently and prioritize tasks effectively
- Strong attention to detail and ability to analyze and audit compliance-related documents
- Ability to travel daily between properties as needed
- Must maintain a valid driver’s license, clean driving record, and current auto insurance
- Must comply with all safety requirements
- Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment
