AWI is a property management company specializing in providing property management services for affordable housing communities. We provide full management to property owners from onsite personnel to our corporate office.
We are seeking a Finance Analyst to join our team and support the financial operations of our affordable housing portfolio. This role is critical in ensuring accurate financial reporting, audit compliance, budget preparation, and financial analysis across a wide variety of subsidized housing.
Compensation: $25.00 - $28.00/hour based on experience.
Final compensation offered will be based on a combination of experience and transferable qualifications discovered in the hiring process.
Key Responsibilities:
Financial Reporting & Analysis
· Prepare and review monthly financial reports for accuracy
· Identify and document variances for Regional Managers
· Adjust accruals and General Ledger entries as needed
· Communicate variance updates with RMs and finalize imports
Audits & Compliance
· Review and reconcile audits to financial records
· Input and transmit financial statements to regulatory agencies
· Communicate with auditors and respond to audit-related inquiries
· Reconcile reserve accounts and ensure compliance with surplus cash calculations
Budgeting & Forecasting
· Collect and compile financial data, including utility allowance projects
· Prepare financial reports, reserve logs, and budget questionnaires
· Develop budget allocations and narratives, ensuring accuracy and compliance
· Submit budgets to RealPage and regulatory agencies
· Assist in the approval process with Regulatory agencies/Owners and update financial systems
Accruals
· Update accruals, insurance, and tax adjustments at the start and midpoint of the year
HUD & Regulatory Compliance
· Process OCAF adjustments and contract renewals
· Manage utility allowance processing and BBRI submissions
· Submit 9250 requests as needed
Qualifications:
· Bachelor's degree in Accounting, Finance, or related field (preferred)
· Experience in property management finance, USDA RD, HUD, or affordable housing finance
· Proficiency in financial software, RealPage and Sage300 preferred
· Microsoft Office 365 experience
· Strong analytical skills with attention to detail
· Strong verbal and written communication skills and problem-solving abilities
