Position Summary:
CMMS Administration:
- Manage and maintain the Computerized Maintenance Management System (CMMS), ensuring accurate data entry and system integrity.
- Develop and update asset records, preventive maintenance schedules, and work orders.
- Train and support staff in CMMS usage and best practices.
- Generate reports and dashboards to track maintenance KPIs, including MTBF and MTTR.
Maintenance Planning & Scheduling:
- Create and manage preventive and predictive maintenance plans.
- Coordinate with production and maintenance teams to schedule and prioritize work orders.
- Ensure proper resource allocation (personnel, materials, tools) for planned maintenance activities.
- Monitor backlog and ensure timely execution of maintenance tasks.
Equipment Reliability & Performance Optimization:
- Analyze equipment performance data to identify trends and areas for improvement.
- Implement strategies to reduce downtime and improve overall equipment effectiveness (OEE).
- Drive initiatives to enhance MTBF and reduce MTTR.
- Collaborate with cross-functional teams to troubleshoot and resolve chronic equipment issues.
Continuous Improvement & TPM Implementation:
- Lead continuous improvement projects focused on reliability, cost reduction, and efficiency gains.
- Apply TPM pillars (e.g., autonomous maintenance, planned maintenance, quality maintenance) to drive operational excellence.
- Support root cause analysis (RCA) and corrective action implementation.
- Identify and eliminate sources of unplanned downtime.
Key Skills & Qualifications:
- Bachelor’s or Associate’s degree in Engineering (Mechanical, Electrical, or related field) or equivalent experience.
- Experience: Minimum of 5 years of experience in maintenance engineering with CMMS administration responsibilities.
- Proven experience in maintenance engineering with CMMS administration responsibilities.
- Strong knowledge of TPM principles and maintenance best practices.
- Proficiency in analyzing maintenance KPIs (MTBF, MTTR, OEE) and driving improvement initiatives.
- Skilled in maintenance planning and scheduling methodologies.
- Hands-on experience with PLC troubleshooting and programming (e.g., Siemens, Allen-Bradley, or equivalent).
- Excellent problem-solving and analytical skills.
- Strong communication and collaboration abilities.
Success Metrics:
- Improved MTBF and reduced MTTR over time.
- Increased equipment uptime and reliability.
- Efficient CMMS utilization and accurate reporting.
- Successful implementation of TPM strategies, resulting in continuous operational improvements.

Compensation:
Our compensation reflects the cost of labor across several geographic markets. The annual salary for this position ranges from $83,000 in our lowest market up to $102,000 in our highest market, plus bonus, equity, and benefits as applicable. The pay for roles at AZEK varies depending on a wide range of factors including but not limited to the specific work location, role, skill set, and level of experience. -
