Property Manager at Waterstone Apartments

Waterstone Apartments--a beautiful, upscale apartment complex in Knoxville--is seeking an experienced property manager to start a new adventure with a growing company!

Our preferred applicant will have at least two years or more of apartment property management experience and should be well-versed in excellent customer service, proficient in property management software such as Yardi, comfortable collecting rent and posting money, and able to lead a team of leasing agents and maintenance staff.

The position is full time, Monday-Friday--hours vary depending on season. On top of salary compensation, we offer a comprehensive benefit package worth $6,000.

JOB SUMMARY: The property manager is responsible for managing the property in an efficient and profitable manner. Supervise maintenance, leasing and office staff in the daily operations of property. Monitor quality and quantity of work, along with fair housing requirements. Market and lease vacant apartments and follow all policies and procedures in order to achieve maximum profit and goals. Maintain the physical aspect of the asset through scheduled and structured maintenance.

DUTIES AND RESPONSIBILITIES:

· Direct the daily operations of the property.

· Supervise, train and motivate all office personnel, maintenance or contractors either directly or indirectly.

· Ensure resident retention through resident relations and services.

· Develop, implement, and monitor a creative marketing program.

· Ensure we are in compliance with Fair Housing Laws.

· Prepare and maintain an annual budget for owner’s approval. Approve purchase orders, operate under budget guidelines, and submit all weekly and monthly reports in a timely manner.

· Ensure that all building grounds, public areas, walkways, parking areas, recreational facilities are maintained. Perform monthly inspections to reduce liability issues and maintain the asset.

· Perform all duties associated in the collection and posting of rents.

· Other duties as needed or requested by supervisor.

EDUCATION AND SKILLS REQUIRED:

· Must have at least two prior years of experience as a Property Manager at an apartment facility, luxury apartments preferred

· College degree or equivalent experience.

· Excellent customer service/people skills and ability to deal with difficult customers.

· Must be organized, able to multi-task and able to effectively prioritize work responsibilities.

· Must be able to work with others as a team.

· Must have a valid driver’s license.

· Must have excellent communication skills, both written and verbal.

· Must be proficient in Microsoft Windows, Word and Excel, etc.

· Must be able to make decisions without direction or supervision.

ESSENTIAL FUNCTIONS OF THIS POSITION:

· Must be able to sit for extended periods of time while using a keyboard and manual writing.

· Must have previous property management experience

· Must be able to occasionally push, pull, lift and carry up to 25 lbs.

· Must be able to occasionally bend, stop, crawl squat, keel, stoop, reach and climb stairs.

· Hearing and using both verbal and written communication is necessary.

· Close vision (i.e. reading paperwork) are essential.

Pay: $50,000.00 - $55,000.00 per year
