What are the responsibilities and job description for the Mortgage Loan Servicing Specialist position at Bank of Utah?
Major Job Function:
Provides customer service and assistance for Bank of Utah’s Mortgage Loan Customers. Processes or inputs all loan types (Mortgage, Construction, Consumer, etc.) to the core system. Completes LAS File Maintenance, assist in paying 3 party invoices, track and maintain hazard insurance policies. Quoting and processing paid out loans. Verifying of all loans booked into ITI. Provide support to customers.
Experience/Skills necessary to perform duties:
- Loan Servicing experience preferred by not required
- Navigator experience preferred but not required
- Great customer service skills
- Good communication skills (oral and written)
- Well-organized; detail and goal oriented
- Must be able to work at a high level of productivity with little supervision.
- Have a basic understanding of debits and credits
- Have a basic understanding of loan documentation
- Ability to work well with others
- Ability to handle stress of meeting deadlines
- Ability to work well in a team environment as well as independently
Regular Duties and Responsibilities:
· Books all loan types (Mortgage, Construction, Consumer, etc.) to core system. Reconcile loan documents with Navigator to insure accuracy of booking. Gain an understanding through training the required differences in loan coding for each loan and type. Ability to book loans with little to no errors.
· Balances Mortgage Booking Packets. Verify CD and GL accounts to insure accuracy of funds transferred. Gain an understanding of the flow of GL and accounts.
· 2 step verification of all new loans booked to core system to insure accuracy of booking
· Completes LAS File Maintenance as requested in Navigator.
· Obtain and assist in tracking of Hazard Insurance. Assisting in Force Placing insurance as necessary.
· Prepares Mortgage loan Good-bye letters.
· Prepare and validate the accuracy of payoff quotes provided to 3 parties.
· Process Paid Out loans i.e. Verify the accuracy of the payoff amount, process payoff and refunds, Prepare Deed of Reconveyance and send to the county for recording. Obtain recorded trust deed, mail along with letter and paid note to customer
· Process daily loan payments received via mail or wire
· Forward loan payments to new investor when required.
· Sets up Tax Reporting Service on all in-house mortgage loans with 3 party tracker.
· Complete Mortgage Loan Funding – verify purchase amount is accurate, block the transfer of funds to proper GL’s and loan to insure payoff of loan. Image supporting documentation
· Assist with returned mail
· Provide support to customers as well as supporting staff
· Responsible to seek out and complete Training courses that are relevant to this job description, that will help them improve their knowledge, skills, and abilities.
· Assist Secondary Market with clerical duties as needed.
· Assist collections department with clerical duties as needed
