What are the responsibilities and job description for the Property Manager position at Barrington Plaza Realty?
We are hiring for an experienced residential Property Manager to manage the operational aspects of a 70 unit rental property. This includes handling tenant concerns, managing financial matters, coordination of maintenance work, preparing performance reports and ensuring full rental capacity.
* This is an on-site position in Dekalb, IL with some remote flexibility
The role & responsibilities:
- Handle tenant requests such as maintenance (and assist with securing outside vendors when needed), parking passes, towing info or general questions.
- Keep track of lease renewal dates and help create and organize advertising initiatives to attract new, qualified leads/leases
- Respond to people who reach out through rental site requesting showings, ask questions about units, availability, etc.
- Schedule and do showings for apartments
- Negotiate lease terms with new and existing tenants, collect rent, follow up on late payments, manage collection and refunds of security deposits and ensure smooth move-in and move-out processes
- Light accounting work including: assist with bill pay, data entry into Quick Books and/or property software, invoice to customers, etc.
- Resolve tenant complaints to satisfaction and in accordance with our high quality of standards
Qualifications:
- Licensed in leasing, real estate or property management
- 3 experience as a Property Manager for a residential community
- Knowledge of property leasing regulations and eviction laws
- Proficiency in Microsoft Office and property management software
- Understanding of accounting and marketing principles
- Strong organizational, time management and customer service skills
