We are expanding and looking to add another Full Time Construction PM Assistant/Coordinator for a very busy Luxury Custom Home Residential General Contractor to join our team. Must have at least 2-3 years of construction experience/knowledge, have a friendly outgoing personality, a strong work ethic with a motivated "can-do" attitude, excellent interpersonal skills and the ability to lead and inspire in a team environment. A professional problem solver with great communication skills, persistence and follow through are absolutely essential in this position.
Essential Job Responsibilities:
· Assist in Preparing , reviewing, issue and track all subcontracts, purchase orders, and change orders
· Assist with internal quality in-lines per construction schedule, and ensure projects are ready for quality inspections on their scheduled date
· Assist and place all project material and required orders for all fixtures/supplies
· Assist and manage the project set up data information
· Attend weekly team meetings and owner/site meetings as needed
· Provide response to vendors for all inquiries within 48 hours
· Facilitate the submission and approval of project submittals
· Assist Superintendent and Project Manager in the close-out of projects, i.e., permit finals, contractor's affidavits, warranties, and close out forms.
· Administer contractor performance for al projects and ensure compliance to all agreements and assist in various new and rebuild projects
· Assist in Managing multiple construction projects at one given time and prepare construction progress reports for all projects on when required and manage all communication with subcontractors/suppliers and project manager.
· Collaborate with project manager and resolve all queries for construction progress and ensure compliance to all safety procedures at site
· Coordinate with material and supply chain management personnel to bid all proposals and evaluate contract work and design for various projects
· Prepare various documents for all implementation of activities and ensure approval for same and assist to distribute all final documents
· Participate in various project meetings and maintain records of all construction dates and project costs
· Assist project manager in preparation of schedules for all projects and assist in close out process and ensure appropriate filing of all paperwork
Job Requirements
To be considered for the job of personal the candidate must possess the following:
· Associates degree, 2 years experience in the construction industry
· Ability to read and understand construction plans, specifications, and scope of work
· Have an understanding of OSHA safety standards
· ATTITUDE – Possess a “take-charge” attitude and can handle high pressure situations with a positive attitude, collaborative, and professional demeanor that always seeks what can be done, not what can’t.
· APTITUDE – eager and willing to master new skills, concepts and ideas. We are willing to teach if you want to learn.
· Strong computer skills in office applications
· Good organizational, planning and time management skills
· Strong communication and interpersonal skills and bilingual in Spanish
· Excellent written and verbal communication skills
· Deadline and detail-oriented
