Position Overview: We are seeking an experienced and highly motivated Residential Renovation and New Construction Project Manager to oversee all aspects of residential building projects from start to finish. The ideal candidate will be responsible for planning, coordinating, and executing renovation and new construction projects while ensuring quality, timeline adherence, and budget control. This position requires a detail-oriented leader with excellent communication skills and a strong understanding of residential construction processes.
Key Responsibilities:
- Manage residential renovation and new construction projects from initial planning to project completion.
- Oversee all phases of construction, including pre-construction, permitting, scheduling, budgeting, and quality control.
- Collaborate with architects, engineers, subcontractors, and clients to ensure project goals are met.
- Develop and maintain project schedules, ensuring timely completion of milestones.
- Monitor project budgets and control costs to prevent overruns.
- Ensure compliance with all local building codes, regulations, and safety standards.
- Conduct regular site inspections to ensure quality workmanship and adherence to project specifications.
- Identify and resolve any issues or delays that may arise during the construction process.
- Maintain clear and consistent communication with clients, providing regular updates on project progress.
- Manage subcontractor relationships, including negotiating contracts, overseeing performance, and ensuring timely payments.
- Handle procurement of materials and ensure timely delivery to job sites.
- Prepare and submit project documentation, including permits, change orders, and final reports.
- Ensure all projects are completed on time, within scope, and within budget.
Qualifications:
- Proven experience as a Project Manager in residential renovation and new construction.
- In-depth knowledge of residential construction methods, materials, and building codes.
- Strong leadership and organizational skills.
- Excellent communication and interpersonal skills.
- Ability to manage multiple projects simultaneously.
- Proficiency in project management software and tools.
- Strong problem-solving and decision-making abilities.
- Attention to detail and a commitment to quality workmanship.
- Valid driver’s license and reliable transportation.
Education and Experience:
- Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred.
- Minimum of 5 years of experience in residential construction project management.
- PMP (Project Management Professional) certification is a plus.
Physical Requirements:
- Ability to work on-site and in office settings.
- Ability to lift and carry materials up to 50 lbs.
