Residential Estimator and Purchaser
Job Summary
We are seeking a detail-oriented and analytical individual to join our residential general contracting firm as a Construction Estimator and Purchaser. This role is crucial in ensuring the successful execution of our new construction and remodeling projects by accurately estimating costs, procuring materials, and managing vendor relationships.
Responsibilities
Estimating :
Budget Proposal Process - Develop comprehensive cost ranges for residential construction projects based on Business Development Manager notes, site photographs, and past project cost data.
Estimating Process - Analyze project scope, material quantities, labor requirements, and trade partner costs to prepare an accurate and comprehensive written estimate for the project.
Identify potential cost-saving opportunities and value engineering options.
Purchasing :
Develop and maintain a strong network of suppliers and subcontractors.
Solicit bids for materials and services.
Negotiate favorable pricing and terms with suppliers.
Prepare and issue purchase orders. Compare invoices to purchase orders and project estimates to ensure accurate billings.
Monitor material deliveries and ensure timely receipt of materials - in full, on time, and in good condition (not damaged)
Manage building material inventory and maintain accurate records of purchases and costs.
Project Facilitation :
Collaborate with Business Development Managers, Project Coordinator, and trade partners to ensure project timelines and budgets are met.
Build Project Schedule, in collaboration with Business Development Managers, based on Purchase Orders, delivery dates, and production schedule of other projects
Resolve material shortages or discrepancies promptly.
Assist in change order management and cost tracking.
Data Analysis :
Analyze historical cost data to identify trends and cost-saving opportunities.
Maintain accurate records of project costs and profitability.
Qualifications
Bachelor's degree in construction management, engineering, or related field preferred.
Minimum of 3 years of experience in residential construction, estimating, and purchasing.
Strong analytical and problem-solving skills.
Excellent negotiation and communication skills.
Ability to read and interpret blueprints and specifications.
Strong attention to detail and organizational skills.
Proficiency navigating a computer, locating and saving files, etc.
Proficient in Microsoft Office Suite including Teams, Outlook, Word, and Excel.
