Maintenance And Cleaning Team Supervisor

Job Summary

Bayou City Luxe is seeking an experienced Maintenance and Cleaning Team Supervisor to oversee daily operations of the maintenance and cleaning teams for our property management portfolio. This role requires strong leadership, technical expertise, and a hands-on approach to managing both short-term and long-term rental properties. The ideal candidate will ensure that all properties are maintained to the highest standards and that cleaning operations run smoothly and efficiently.

This position requires reliable transportation, as travel to properties throughout Houston and the surrounding areas is a regular part of the job.

Key Responsibilities

Maintenance Team Oversight

• Supervise and coordinate maintenance technicians and cleaning staff.
• Schedule and prioritize routine and emergency maintenance tasks, including HVAC, plumbing, electrical, and appliance repairs.
• Conduct regular property inspections to ensure all systems and structures are in good working order.
• Create and assign work orders using property management software (e.g., Doorloop).
• Ensure compliance with safety standards, building codes, and regulations.

Cleaning Team Management

• Oversee the scheduling and performance of the cleaning team for make-ready cleans, turnovers, and deep cleans.
• Conduct quality checks to ensure all units meet cleanliness and presentation standards.
• Ensure proper stocking and inventory management for cleaning supplies and equipment.

Operations and Communication

• Serve as the primary point of contact for after-hours and emergency maintenance or cleaning needs, with 1.5x pay for these services.
• Communicate effectively with property owners, tenants, and guests regarding service updates and resolutions.
• Coordinate with vendors and contractors for specialized repairs and services.

Administrative Duties

• Maintain accurate records of work orders, maintenance schedules, and cleaning logs.
• Monitor team performance, provide regular feedback, and ensure adherence to company policies.
• Assist in budgeting for maintenance and cleaning supplies, tools, and contractor services.

Required Certifications

Minimum Certifications Required for Maintenance Duties - (Not Required to Have ALL)

• EPA Section 608 Certification (Mandatory for handling HVAC and refrigerants)
• Texas Electrical Apprentice License or equivalent (Required for basic electrical work)
• OSHA 10 or OSHA 30 Certification (For general safety compliance)
• Plumbing Apprentice License or equivalent (For basic plumbing tasks)
• Certified Pool Operator (CPO) (If managing properties with swimming pools)

Preferred Certifications

• HVAC Technician Certification (For advanced HVAC troubleshooting and repairs)
• Pest Control Technician Certification (If performing pest control duties in-house)
• Facilities Maintenance Technician Certification

Qualifications

• Experience: Minimum of 3 years in property management, maintenance supervision, or a similar role.
• Skills:
• Strong knowledge of maintenance practices, including HVAC, plumbing, and electrical systems.
• Excellent time management, organizational, and communication skills.
• Proficiency with property management software (e.g., Doorloop, Hostfully) is a plus.
• Transportation: Reliable personal transportation is required for this position.
• Physical Requirements: Ability to lift up to 50 lbs, climb ladders, and perform hands-on maintenance tasks as needed.
• Availability: Must be on-call for after-hours and emergency needs.
• Bilingual is a huge plus
